Common use of Accelerated Rent Clause in Contracts

Accelerated Rent. In the event of any Event of Default, the Rent reserved herein for the entire unexpired portion of the Term shall, at Landlord's option, thereupon immediately become due and payable. To the extent permitted by law, Tenant shall be obligated for such accelerated Rent regardless of which, if any, of the other remedies provided either in this Lease or by law the Landlord elects to pursue.

In the event of any Event default or breach of Defaultthis Lease by Tenant as set forth in Paragraph 15 hereof, the Rent reserved herein for the entire unexpired portion of the Term of this Lease shall, at Landlord's option, thereupon immediately become due and payable. To the extent permitted by law, Tenant shall be obligated for such accelerated Rent regardless of which, if any, any of the other remedies provided either in this Lease Paragraph 17 hereof or provided by law the Landlord elects to pursue.
