Common use of Acceleration of Rent Clause in Contracts

Acceleration of Rent. In the event Landlord exercises its rights to accelerate Rent following an Event of Default, pursuant to Subsection 20(b)(i) and/or 20(b)(iv) of the Lease, and Tenant has not previously exercised its right to convert the Capitalization Rate to a fixed rate, then the Capitalization Rate used to calculate the Monthly Base Rent payable for the period beginning on the date upon which Landlord exercises its subject rights through the last day of the Lease Term shall be deemed to be 10.25%.
