Common use of ACCESS AND PARKING Clause in Contracts

ACCESS AND PARKING. LESSEE shall have the right, without additional charge, to use all of the parking spaces located within the parking area provided for the Leased Premises. LESSEE may not sublease any parking space so allocated. Said parking area plus any stairs, walkways or other common areas shall in all cases be considered extensions of the Leased Premises to the extent that they are utilized by LESSEE, or LESSEE's employees, visitors or business invitees. LESSEE will not obstruct in any manner any portion of the Building or the Property, or the walkways or approaches to said Building or Property, and will conform to all reasonable rules now or hereafter made by LESSOR for parking, and for the care, use, or alteration of the Property, its facilities and approaches. LESSOR shall have the right to impose reasonable controls on the operation of the parking area. LESSEE further warrants that LESSEE will not permit any employee, visitor or invitee to violate this or any other covenant or obligation of LESSEE. No vehicle shall be stored or left in any parking area for more than fourteen consecutive nights without LESSOR's written approval. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSEE agrees to assume all expense and risk for towing of any mis-parked vehicle belonging to LESSEE or LESSEE's agents, employees, business invites, or callers, at any time.

No vehicle shall unattended parking will be stored or left in any parking area for more than fourteen consecutive nights permitted between 7:00 PM and 7:00 AM without LESSOR's prior written approval, and from December 1 through March 31 annually, such parking shall be permitted only in those areas specifically designated for assigned overnight parking. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSEE agrees to assume all expense LESSOR may tow, at LESSEE's sole risk and risk for towing of expense, any mis-parked misparked vehicle belonging to LESSEE or LESSEE's agents, employees, business invites, invitees or callers, at any time. LESSOR shall not be responsible for providing any security services for the leased premises.

LESSOR shall have the right to impose reasonable controls on the operation of the parking area. LESSEE further warrants that LESSEE will not permit any employee, employee or visitor or invitee to violate this or any other covenant or obligation of or LESSEE. No vehicle shall unattended parking will be stored or left in any parking area for more than fourteen consecutive nights permitted between 7:00 PM and 7:00 AM without LESSOR's prior written approval, and from November 15 through April 15 annually, such parking shall be permitted only in those areas specifically designated for assigned overnight parking. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSEE agrees to assume all expense LESSOR may tow, at LESSEE's sole risk and risk for towing of expense, any mis-parked misparked vehicle belonging to LESSEE or LESSEE's employees, agents, employees, business invites, caller or callersinvitees, at any time. LESSOR does not provide and shall not be responsible for providing any security services.

LESSOR shall have , provided the right same (i) do not derogate from LESSEE's rights hereunder and (ii) are applied uniformly to impose reasonable controls on all tenants in the operation of the parking areabuilding. LESSEE further warrants that LESSEE will use reasonable efforts to not permit any employee, employee or visitor or invitee to violate this or any other covenant or obligation of LESSEE. No vehicle shall unattended parking will be stored or left in any parking area for more than fourteen consecutive nights permitted between 7:00 PM and 7:00 AM without LESSOR's prior written approval, and from December 1 through March 31 annually, such parking shall be permitted only in those areas specifically designated for assigned overnight parking. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSOR shall have the right to impose reasonable controls on the operation of the parking area. LESSEE further warrants that LESSEE will not permit any employee, employee or visitor or invitee to violate this or any other covenant or obligation of LESSEE. No vehicle shall be stored or left in any parking area for more than fourteen three consecutive nights without LESSOR's prior written approval. From December 1 through March 30 annually, however, all unattended parking will be prohibited between 7:00 PM and 7:00 AM except in those areas specifically designated for assigned overnight parking. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSEE agrees to assume all expense LESSOR may tow, at LESSEE'S sole risk and risk for towing of expense, any mis-parked misparked vehicle belonging to LESSEE or LESSEE's agents, employees, business invites, invitees or callers, at any time.

Said parking area areas plus any stairs, walkways corridors, walkways, elevators or other common areas (hereinafter collectively called the common areas) shall in all cases be considered extensions & part of the Leased Premises to the extent that leased premises when they are utilized used by LESSEE, LESSEE or LESSEE's employees, visitors agents callers or business invitees. LESSEE will not obstruct in any manner any portion of the Building or the Property, building or the walkways or approaches to said Building or Propertythe building, and will conform to all reasonable rules and regulations now or hereafter made by LESSOR for parking, and for the care, use, or alteration of the Propertybuilding, its facilities and approaches. LESSOR shall have the right to impose reasonable controls on the operation of the parking area. LESSEE further warrants that LESSEE will not permit any employee, employee or visitor or invitee to violate this or any other covenant or obligation of LESSEE. No vehicle shall unattended parking will be stored or left in any parking area for more than fourteen consecutive nights permitted between 7:00 PM and 7:00 AM without LESSOR's prior written approval, and from December 1 through March 31 annually, such parking shall be permitted only in those areas specifically designated for assigned overnight parking. Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSOR may tow, at LESSEE's sole risk and expense, any misparked vehicle belonging to LESSEE agrees to assume all expense and risk for towing or of any mis-type, may not be parked at any time. LESSOR may tow, at LESSEE's sole risk and expense, any misparked vehicle belonging to LESSEE or LESSEE's agents, employees, business invites, invitees or callers, at any time. Lessor shall not be responsible for providing any security services for the leased premises.

Unregistered or disabled vehicles, or storage trailers of any type, may not be parked overnight at any time. LESSEE agrees to assume all expense LESSOR may tow, at LESSEE's sole risk and risk for towing of expense, any mis-parked misparked vehicle belonging to LESSEE or LESSEE's employees, agents, employees, business invites, callers or callersinvitees, at any time.
