ACTION BY LANDLORD UPON DEFAULT BY TENANT Clause Samples

The "Action by Landlord Upon Default by Tenant" clause defines the landlord's rights and remedies if the tenant fails to meet their obligations under the lease, such as not paying rent or violating other terms. Typically, this clause outlines the steps the landlord may take, which can include sending a notice of default, imposing late fees, or initiating eviction proceedings if the default is not cured within a specified period. Its core practical function is to provide a clear process for addressing tenant breaches, thereby protecting the landlord’s interests and ensuring that both parties understand the consequences of non-compliance.
