Common use of Additional Compensation Clause in Contracts

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties (i.e., brokerage commissions and tenant finish work) in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and such costs shall be amortized on a straight-line basis over the liketerm of the Transfer in question) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1a) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties (i.e., brokerage commissions and tenant finish work) in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and such costs shall be amortized on a straight-line basis over the liketerm of the Transfer in question) over (2b) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, legal fees, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, commissions and tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, seventy-five percent (75%) of the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, ----------------------- immediately upon receipt thereof, 75% of the excess (if any) of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately ----------------------- upon receipt thereof, the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1t) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties (i.e., brokerage commissions and tenant finish work) in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and such costs shall be amortized on a straight-line basis over the liketerm of the Transfer in question) over (2u) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately ----------------------- upon receipt thereof, an amount equal to fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1) all compensation received by Tenant for a Transfer less the actual out of pocket costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, commissions and tenant finish work), and with such costs to be amortized on a straight line basis over the like) term of the Transfer in question, over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess ("TRANSFER PROFITS") of (1a) all compensation received by compensation, key money and other consideration paid to or for the benefit of Tenant (or any affiliate thereof) for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.the

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, one-half of the excess of (1) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties (i.e., brokerage commissions and tenant finish work) in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and such costs shall be amortized on a straight-line basis over the liketerm of the Transfer in question) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess one-half of (1) all compensation received by Tenant for a Transfer less or Permitted Transfer that exceeds the costs reasonably incurred Basic Rental, Utility Costs and Excess, after first subtracting the reasonable cost of tenant improvements paid for by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish workTenant, and the like) over (2) the Rent allocable to the portion of the Premises covered therebybrokerage fees.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1l) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Excluding any Permitted Transfer (as defined below), Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties (i.e., brokerage commissions and tenant finish work) in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and such costs shall be amortized on a straight-line basis over the liketerm of the Transfer in question) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, one-half (1/2) of the excess of (1) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties (i.e., brokerage commissions and tenant finish work) in connection with such Transfer (i.e., brokerage commissions, tenant finish work, and such costs shall be amortized on a straight-line basis over the liketerm of the Transfer in question) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, ------------------------- immediately upon receipt thereof, fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., tenant improvements, reasonable legal fees and brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, the excess of (1i) all compensation received by Tenant for a Transfer less the actual out-of-pocket costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, legal fees and tenant finish work, and the like) in connection with such Transfer over (2ii) the Rent allocable to the portion of the Premises covered thereby.

Additional Compensation. Tenant shall pay to Landlord, immediately upon receipt thereof, fifty percent (50%) of the excess of (1) all compensation received by Tenant for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in connection with such Transfer (i.e., brokerage commissions, tenant finish work, legal fees, advertising costs and the like) over (2) the Rent allocable to the portion of the Premises covered thereby. This Section 10.6 shall not apply to Permitted Transfers pursuant to Section 10.7.
