Additional Rent for Operating Expenses. The purpose of this Section 3.3 is to ensure that Tenant bears a share of all expenses related to the use, maintenance, ownership, repair or replacement of the Project, including Real Property Taxes, Maintenance Fees, and Insurance Charges for the Project (each as hereinafter defined). Accordingly, Tenant shall pay to Landlord, in accordance with the provisions of this Section 3.3, Tenant’s Pro Rata Share (as set forth in the Basic Lease Terms and defined below) of Operating Expenses (defined below).
