An Affidavit of Title is a sworn statement by a property seller affirming their legal ownership and disclosing any known issues affecting the title. Typically, this document is provided during real estate transactions and includes information about outstanding liens, judgments, or other encumbrances on the property. Its core function is to assure the buyer and lender of the seller’s clear title, reducing the risk of undisclosed claims or disputes after the sale.
