Amount and Payment. In the event of any default by Tenant under this Lease, such abatement of Minimum Rent shall be revoked, null and void, and if such default is not cured within applicable grace periods, then, in addition to any other remedies set forth in this Lease, the then unamortized Aggregate Abatement Amount shall immediately become due and payable to Landlord. The Aggregate Abatement Amount shall be amortized, on a straight line basis and without interest, commencing on the Rent Commencement Date and continuing through and until the expiration of the term of this Lease. Minimum Rent shall be payable during the term hereof, in advance, in the monthly installments as set forth above, without demand, offset, abatement, diminution or reduction (except as otherwise expressly set forth in this Lease). The first installment shall be payable upon the execution of this Lease and subsequent installments shall be payable on the first day of each successive month of the term hereof following the Rent Commencement Date.
