Common use of AVAILABILITY; RENT Clause in Contracts

AVAILABILITY; RENT. Landlord agrees that it will provide to Tenant sufficient space to park twenty-six (26) automobiles, either in the garage of the Building or as otherwise provided. For each month during the Term, Tenant shall pay, directly to the garage operator for the use of such parking spaces, an amount equal to the product obtained by multiplying: (i) the number of parking spaces herein designated, by (ii) the market rent for each such space, as determined from time to time by Landlord or the garage operator. No specific parking spaces will be allocated for use by Tenant. Landlord reserves the right to institute either a valet or self parking system; provided, however, that if at any time during the Term of the Lease Landlord provides to Tenant any additional spaces, Landlord shall at all times have the right to reclaim such spaces upon thirty (30) days notice to Tenant. Tenant shall have the right to terminate its lease of parking spaces from time to time throughout the Term of the Lease upon thirty (30) days written notice to Landlord or the garage operator, as the case may be, and shall have the right to again lease such space(s) upon at least sixty (60) days written notice to Landlord or the garage operator, as the case may be, if such spaces are then available.

AVAILABILITY; RENT. Landlord agrees that it will provide to Tenant sufficient space permits to park twenty-six three (2623) automobiles, either in the garage of the Building or as otherwise providedin a garage within five hundred (500) yards of the Building on a temporary basis (which shall in no event exceed thirty (30) days) to facilitate cleaning or repairs to the garage. Upon Tenant’s request to Landlord, two (2) of Tenant’s parking permits may be utilized for reserved parking in locations determined by Landlord in Landlord’s sole and absolute discretion. For each month during the Term, Tenant shall pay, directly to the garage operator for the use of such parking spacespermits, an amount equal to the product obtained by multiplying: (i) the number of parking spaces permits herein designated, by (ii) the market rent for each such spacepermit, as determined from time to time by Landlord or the garage operator. No specific parking spaces will be allocated for use by Tenant. Landlord reserves the right to institute either a valet or self self-parking system; provided, however, that if at any time during the Term of the Lease Landlord provides to Tenant any additional spacespermits, Landlord shall at all times have the right to reclaim such spaces permits upon thirty (30) days notice to Tenant.
