Common use of BASE, SHELL AND CORE Clause in Contracts

BASE, SHELL AND CORE. Landlord has previously constructed the base, shell, and core (i) of the Premises and (ii) of the floor(s) of the Building on which the Premises are located (collectively, the “Base, Shell, and Core”), and, except as otherwise provided in the Lease or this Tenant Work Letter, Tenant shall accept the Base, Shell and Core and the Premises in their current “As-Is” condition existing as of the date of the Lease and the Commencement Date. Tenant shall install in the Premises certain “Tenant Improvements” (as defined below) pursuant to the provisions of this Tenant Work Letter. Except for Landlord’s obligation to disburse the Landlord TI Amount, reimburse Tenant for the Tenant TI Amount and perform and complete the Landlord Work as described below, Landlord shall not be obligated to make or pay for any alterations or improvements to the Premises, the Building or the Project.

Landlord has previously constructed the base, shell, and core (i) of the Premises and (ii) of the floor(s) of the Building Buildings on which the Premises are located (collectively, the “"Base, Shell, and Core”"), and, except as otherwise provided in the Lease or this Tenant Work Letter, and Tenant shall accept the Base, Shell and Core and the Premises in their current “"As-Is” " condition existing as of the date of the Lease and the applicable Commencement Date, subject to any express representations and warranties of Landlord set forth in Article 2 of the Lease. Tenant shall install in the Premises certain “"Tenant Improvements” " (as defined below) pursuant to the provisions of this Tenant Work Letter. Except for Landlord’s 's obligation to disburse the Landlord TI Amount, reimburse Tenant for the Tenant TI Amount and perform and complete the Landlord Work Improvement Allowance as described below, and except for the Common Area Improvements, Landlord shall not be obligated to make or pay for any alterations or improvements to the Premises, the Building Buildings or the Project.
