Building Services. Throughout the Term, Landlord agrees that the Building will be maintained in the same manner as other Peer Group Buildings, and that, subject to Unavoidable Delays and Legal Requirements, it will furnish, or cause to be furnished, the following services: (1) Subject to the provisions of subsections (b) and (c), normal and usual electricity for lighting, heating, ventilating and cooling the Leased Premises and Building to maintain temperatures comparable to those of Peer Group Buildings, and Landlord will supply an additional five (5) ▇▇▇▇▇ of electricity per square foot of Rentable Area for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided to the Leased Premises shall be sub-metered and Tenant shall pay the cost of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenant; (2) Adequate supplies for toilet rooms located in the Common Areas and in the Leased Premises (if any); (3) Cleaning and janitorial services after business hours on Business Days in accordance with the standards set forth in Exhibit C to this Lease; (4) Hot and cold running water in the toilet rooms located in the Common Areas and at valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s Space Layout; (5) Subject to the provisions of subsections (d), heating, ventilating and air-conditioning to the Leased Premises between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f); (6) Automatically operated elevator service twenty-four (24) hours a day, seven (7) days a week, but Landlord may limit the number of elevators in the Building in operation at times other than during normal business hours on Business Days; (7) All electric bulbs and fluorescent tubes in light fixtures in the Common Areas and Building Standard light fixtures in the Leased Premises shall be promptly replaced when necessary; (8) A security access system for the Common Areas of the Building as shown on Exhibit J; (9) Sufficient access cards, to be used in conjunction with the security system, to provide each employee of Tenant with a card, and a system for disarming and replacing cards as employees leave or are replaced; and (10) Access to fiber optic cable service for Tenant’s telecommunications requirements, including internet access.

Throughout the Term, Landlord agrees that the Building will be managed and maintained in the same accordance with generally accepted industry practices and in a manner as other Peer Group Buildingsbefitting a modern, first class rental office building in Fairfax County, Virginia, and that, subject to Unavoidable Delays and Legal Requirements, it will furnish, or cause furnish to be furnished, Tenant the following services:
(1) Subject to the provisions of subsections subsection (b) and (c), normal and usual electricity for lighting, heating, ventilating lighting purposes and cooling the Leased Premises and Building to maintain temperatures comparable to those of Peer Group Buildings, and Landlord will supply an additional five (5) ▇▇▇▇▇ of electricity per square foot of Rentable Area for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided to the Leased Premises shall be sub-metered and Tenant shall pay the cost of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenant;

(3) Cleaning Normal and usual cleaning and janitorial services after business hours on Business Days in accordance with the standards set forth in Exhibit C D attached hereto and made a part hereof, provided, however, that Landlord shall not provide cleaning and janitorial services to this Leasethe double-secured areas of the Leased Premises;
(4) Hot and cold running water in the toilet rooms located in public areas of the Common Areas Building and at valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s Space Layout;
(5) Subject to the provisions of subsections (dc) and (e), heating, ventilating heating and air-conditioning to the Leased Premises when required for the comfortable occupancy of the Leased Premises, at reasonable temperatures, pressures and degrees of humidity, and in reasonable volumes and velocities, between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 A.M. 9:00 AM. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f)legal holiday;
(6) Automatically operated elevator service twenty-four (24) facilities 24 hours a day, seven (7) days a week, but Landlord may limit week throughout the number of elevators in the Building in operation at times other than during normal business hours on Business DaysTerm;
(7) All electric bulbs and fluorescent tubes in light fixtures in the Common Areas and Building Standard permanently installed light fixtures in the Leased Premises shall be promptly replaced when necessaryand in the public areas of the Building;
(8) A Five (5) keys for the suite entry door to each portion of the Leased Premises located on a separate Floor at no cost to Tenant, but all additional keys, including replacements for lost keys, shall be issued only upon the payment of a reasonable cost for each additional key;
(9) An electronic card security access system for the Common Areas public areas of the Building as shown on Exhibit J;
(9) Sufficient access cards, to be used in conjunction with and the security system, to provide each employee of Tenant with a card, garage and a system reasonable number of access cards for disarming and replacing cards as employees leave or are replaceduse by Tenant’s employees; and
(10) Access A fully-operational structured parking facility for use by tenants of the Building with access limited to fiber optic cable service for Tenant’s telecommunications requirements, including internet accessPersons authorized by Tenant or Landlord.

Building Services. Throughout Section 11.1 Landlord shall provide, within its standards on each item, the Termfollowing services and facilities:
(A) Air conditioning, Landlord agrees that ventilation and heating, through the air conditioning system of the Building will be maintained in the same manner as other Peer Group Buildings, and that, subject to Unavoidable Delays and Legal Requirements, it will furnish, or cause to be furnished, the following services:
(1) Subject to the provisions of subsections (b) and (c), normal and usual electricity for lighting, heating, ventilating and cooling the Leased Premises and Building to maintain temperatures comparable to those of Peer Group Buildings, and Landlord will supply an additional five (5) ▇▇▇▇▇ of electricity per square foot of Rentable Area for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided to the Leased Premises shall be sub-metered and Tenant shall pay the cost of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenant;
(2) Adequate supplies for toilet rooms located in the Common Areas and in the Leased Premises (if any);
(3) Cleaning and janitorial services after business hours on Business Days in accordance with the standards set forth in Exhibit C to this Lease;
(4) Hot and cold running water in the toilet rooms located in the Common Areas and at valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s Space Layout;
(5) Subject to the provisions of subsections (d), heating, ventilating and air-conditioning to the Leased Premises between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f);
(6) Automatically operated elevator service available twenty-four (24) hours a per day, seven (7) days a week. The normal operating hours shall be Monday through Friday from 6:00 a.m. to 9:00 p.m., but Saturday from 8:00 a.m. to 6:00 p.m, and Sunday from 8:00 a.m. to 6:00 p.m. Additional HVAC for any other time as herein set forth will be provided by Landlord to Tenant at an hourly rate, which hourly rate for the first year of this Lease shall be $25.00 and shall be adjusted each year, based upon electricity costs, by Landlord and which shall be deemed to be Additional Rent and payable monthly with the Rent. Tenant agrees to cooperate fully with the Landlord and to abide by all the regulations and requirements which Landlord may limit reasonably prescribe for the number proper functioning and protection of elevators in the Building in operation at times other than during normal business hours on Business Daysair conditioning system;
(7B) All electric bulbs Electric current for building standard level of illumination using standard fixtures of Landlord’s choice, and replacement of light globes and/or fluorescent tubes in light the building standard lighting fixtures installed in the Common Areas and Building Standard light fixtures Premises by Landlord; however, Landlord’s agreement to furnish electricity for lighting does not include electricity for any equipment requiring a grater voltage than the lighting circuits standard in the Leased Building. Such additional electrical service will be furnished, if reasonably available, upon Tenant’s rendering all costs of installation, including wiring and separate metering, and agreeing in writing to pay the costs of current as Additional Rent.
(C) Maintenance of standard hardware installed in the Premises shall be promptly replaced when necessaryby Landlord;
(8) A security access system for D) Maintenance of floor coverings in the Common Areas of the Building as shown on Exhibit Jcommon area;
(9E) Sufficient access cardsCleaning of outside and inside of exterior window panes;
(F) Cleaning and maintenance of common areas in the Building;
(G) Janitor service, to be used in conjunction with the security systemincluding cleaning of Premises, to provide each employee dusting of Tenant with a cardfurniture, desks and pictures, and vacuuming five (5) days a system for disarming and replacing cards as employees leave or are replaced; andweek;
(10H) Access to fiber optic cable service Water for Tenant’s telecommunications requirements, including internet accesslavatory and drinking purposes.

(1) Subject to the provisions of subsections (b) and (c), normal and usual electricity for lighting, heating, ventilating and cooling the Leased Premises and Building to maintain temperatures comparable to those operation of Peer Group Buildings, and Landlord will supply ordinary office equipment consisting of an additional five average of eight (5) 8) ▇▇▇▇▇ of electricity demand load per square foot of Rentable Area Area, exclusive of existing ceiling lighting, plus electricity for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided to the Leased Premises shall be sub-metered and Tenant shall pay the cost of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenantexisting ceiling lighting;
(2) Adequate supplies for core or Building standard toilet rooms located in the Common Areas and in the Leased Premises (if any)Building;
(3) Cleaning Subject to Tenant's right to furnish its own cleaning and janitorial services after business hours as described in subsection (k) hereof, normal and usual cleaning and janitorial services on Business Days in accordance with the standards set forth in Exhibit C D to this Lease, provided, however, that any cleaning and janitorial services requested by Tenant with respect to any bathrooms in the Leased Premises other than core or Building standard bathrooms shall be furnished by Landlord only upon Tenant's request and at a reasonable additional charge to be agreed upon by Landlord and Tenant;
(4) Hot and cold running water in the toilet rooms located in the Common Areas core areas of the Building and at the valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s Space Layout);
(5) Subject to the provisions of subsections (d) and (g), heating, ventilating and air-conditioning to the Leased Premises between the hours of 8:00 A.M. and 7:00 6:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between Days; provided that the hours of 8:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday computer room in accordance with the standards set forth in subsection (f)Leased Premises shall have 24-hour HVAC service;
(6) Automatically operated elevator service twenty-four (24) hours a day, seven (7) days a week, but Landlord may limit the number of elevators in the Building in operation at times other than during normal business hours on Business Days;
(7) All Intentionally Deleted;
(8) Installation of all initial and replacement electric bulbs and fluorescent tubes in light fixtures in the Common Areas and Building Standard light fixtures in the Leased Premises shall be promptly replaced when necessaryAreas;
(8) 9) In addition, an individual shall be stationed in the lobby reception area during business hours. A security access system for the Common Areas of the Building as shown on Exhibit JBuilding, including ten (10) card entry cards for Tenant's usage with any additional cards to be issued at Tenant's sole cost and expense, which identification cards shall be compatible with the Building's card access system;
(910) Sufficient Two (2) keys for 24-hour access cardsto each of the Building's telephone and janitorial closets pertaining solely to the Leased Premises and, to be used in conjunction if the Leased Premises is not equipped with the security a card access system, two (2) keys to provide the Leased Premises, such keys being at no cost to Tenant, but all additional keys, including replacements for lost keys, shall be issued only upon Tenant's payment of a reasonable cost for each employee of Tenant with a card, and a system for disarming and replacing cards as employees leave or are replacedadditional key; and
(1011) Access Upon occupancy of the Leased Premises by Tenant's employees, cafeteria services in the Building's cafeteria, which Tenant's employees and invitees shall be entitled to fiber optic cable service use, together with the employees and invitees of Landlord and any other tenants occupying space in the Building, during the cafeteria's normal operating hours (which hours shall be comparable to the hours of cafeterias in other First-Class Office Buildings), and, upon reasonable notice to Landlord and subject to availability, and at Tenant's sole cost and expense, the use of the seating area in the Building's cafeteria at other times for Tenant’s telecommunications requirements, including internet accessmeetings and special events.

Building Services. Throughout A. On the TermCommencement Date, Landlord agrees shall deliver the Building with HVAC systems and utilities in conformance with the specifications attached hereto as Appendix “D”.
B. During Tenant’s business hours, in the event Landlord manages the Property as provided in Section 6. D hereof, Landlord shall furnish and maintain the following:
1. HVAC systems to provide a temperature condition as provided in the specifications attached to Appendix “D”;
2. Passenger elevator service. Operatorless automatic passenger and freight elevator service shall be deemed “elevator service” within the meaning of this subsection;
3. Janitor and cleaning services in and about the Premises in accordance with Appendix “H”, Saturdays, Sundays and Holidays (Thanksgiving, Christmas, New Years, Memorial Day, Labor Day, and Independence Day) excepted; and
4. Window washing of all windows (inside and out) in the Premises, at such times as shall be reasonably required, provided however, that the Building will inside and outside windows shall be maintained washed no less than four (4) times per year, weather permitting.
5. Maintenance of all Common Areas; maintenance and repair responsibilities for the roof, exterior walls, exterior windows and waterproofing, floor slabs, and all other structural components of the Building; and maintenance of all parking areas, walks, landscaping and all other Common Areas, all as may be necessary to keep them in a first-class, good, serviceable and neat condition; and compliance with all laws affecting the Premises, and the Common Areas, the cost of which, only to the extent applicable, shall be included in Operating Costs.
6. Landlord agrees to provide all utilities to the Premises as provided in the same manner specifications attached to Appendix “D”. Notwithstanding anything in this Lease to the contrary, if by reason of Landlord’s failure to provide the services herein covenanted to be provided by Landlord, or by reason of any other failure by Landlord to perform its obligation hereunder, with respect to any matter under Landlord’s reasonable control, reason of any Force Majeure event described in Section 26 hereof, any part of the Premises is rendered untenantable, then Tenant shall be entitled, if such failure continues for three (3) or more consecutive days, to an equitable abatement against the rent due hereunder to the extent of such untenantability from the date of interruption of services through restoration of services. To the extent that such condition continues for thirty (30) days or more, Tenant shall, after thirty (30) days prior written notice to Landlord and Landlord’s mortgagee of Tenant has notice (which time period shall be reduced in the event of an emergency) have the right to exercise self-help as other Peer Group Buildingsflier described in Section 28 hereof. In connection with exercising such self-help right, Tenant may enter in and upon all portions of the Premises and Common Areas to make repairs, improvements, and thatalterations (collectively, subject “Repairs”) as Tenant reasonably deems necessary to Unavoidable Delays correct such failure, all at the reasonable cost and Legal Requirementsexpense of Landlord. Tenant shall be entitled to a credit against the rent due hereunder for all amounts incurred by it in connection with exercising such self-help rights, it will furnishtogether with interest thereon at the rate set forth in Section 5-B hereof from the date incurred until the date paid by Landlord or credited against rent. If such untenantability continues for one hundred and twenty (120) consecutive days, or cause Tenant may elect to terminate this Lease.
C. Electricity shall not be furnishedfurnished by Landlord, but except as otherwise hereinafter provided, shall be furnished by the electric utility company serving the area (“Electric Service Provider”). Landlord shall deliver the Premises so that the Tenant shall receive such service as well as all other utility services, directly from the applicable public utility company. The electricity used during the performance of janitorial service, the following services:
making of alterations or repairs in the Premises (1) Subject to the provisions of subsections (bother than Tenant’s Work) and (c), normal and usual electricity for lighting, heating, ventilating and cooling the Leased Premises and Building to maintain temperatures comparable to those of Peer Group Buildings, and Landlord will supply an additional five (5) ▇▇▇▇▇ of electricity per square foot of Rentable Area for the operation of ordinary office equipmentthe Premises’ air conditioning system at times other than as provided herein; providedor the operation of any special air conditioning systems which may be required for data processing equipment or for other special equipment or machinery installed by Tenant, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity shall be paid for by Tenant. Tenant shall make no material alterations or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided additions to the Leased Premises electric equipment without the prior written consent of the Landlord in each instance, which consent shall not be sub-unreasonably withheld, delayed or conditioned. Tenant covenants and agrees that at all times its use of electric current shall never exceed the capacity of the feeders to the Building or the risers or wiring installed thereon.
D. Landlord shall deliver the Building on the Commencement Date with all utilities separately metered and Tenant shall pay the cost of all such utilities directly to the applicable proper authorities charged with the collection thereof all charges for water, sewer, gas, electricity, telephone and other utilities used or consumed on the Premises.
E. To the extent permitted by law, Tenant shall have the right at any time and from time to time during the Term to contract for or purchase utility providerservices from any company or third party, except thatincluding without limitation, subject to Section 2electricity, the electricity steam, chilled water and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space natural gas.
F. Tenant shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenant;
(2) Adequate supplies for toilet rooms located in the Common Areas and in the Leased Premises (if any);
(3) Cleaning and janitorial services after business hours on Business Days in accordance with the standards set forth in Exhibit C to this Lease;
(4) Hot and cold running water in the toilet rooms located in the Common Areas and at valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s Space Layout;
(5) Subject to the provisions of subsections (d), heating, ventilating and air-conditioning to the Leased Premises between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f);
(6) Automatically operated elevator service allowed twenty-four (24) hours a dayhour, seven (7) days day a week, but Landlord may limit the number of elevators in week access to the Building in operation at times other than during and shall be able to request all services of Landlord outside of normal business hours on Business Days;
(7) All electric bulbs and fluorescent tubes in light fixtures in the Common Areas and Building Standard light fixtures in the Leased Premises shall be promptly replaced when necessary;
(8) A security access system for the Common Areas of the Building as shown on Exhibit J;
(9) Sufficient access cardshours, to be used in conjunction with the security system, to provide each employee of provided Tenant with a card, and a system for disarming and replacing cards as employees leave or are replaced; and
(10) Access to fiber optic cable service for Tenantpays all Landlord’s telecommunications requirements, including internet accessactual documented overtime costs.

(5) Subject to the provisions of subsections (dc) and (e), heating, ventilating heating and air-conditioning to the Leased Premises when required for the comfortable occupancy of the Leased Premises, at reasonable temperatures, pressures and degrees of humidity, and in reasonable volumes and velocities, between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 9:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f)legal holiday;
(6) Automatically operated elevator service twenty-four (24) facilities 24 hours a day, seven (7) days a week, but Landlord may limit week throughout the number of elevators in the Building in operation at times other than during normal business hours on Business DaysTerm;
(7) All electric bulbs and fluorescent tubes in light fixtures in the Common Areas and Building Standard permanently installed light fixtures in the Leased Premises shall be promptly replaced when necessaryand in the public areas of the Building;
(8) A Five (5) keys for the suite entry door to each portion of the Leased Premises located on a separate Floor at no cost to Tenant, but all additional keys, including replacements for lost keys, shall be issued only upon the payment of a reasonable cost for each additional key;
(9) An electronic card security access system for the Common Areas public areas of the Building as shown on Exhibit J;
(9) Sufficient access cards, to be used in conjunction with and the security system, to provide each employee of Tenant with a card, garage and a system reasonable number of access cards for disarming and replacing cards as employees leave or are replaceduse by Tenant's employees; and
(10) Access A fully-operational structured parking facility for use by tenants of the Building with access limited to fiber optic cable service for Tenant’s telecommunications requirements, including internet accessPersons authorized by Tenant or Landlord.

Building Services. Throughout the Term, Landlord agrees that the Building will be maintained in the same manner as other Peer Group Buildings, and that, subject to Unavoidable Delays and Legal Requirements, it will furnish, or cause to be furnished, all necessary maintenance, repairs, utilities and services, including, without limitation, the initial capital improvements and equipment installations, as well as the subsequent maintenance, services and repairs as set forth below to the following services:
(1) Subject to the provisions of subsections (b) and (c), normal and usual electricity for lighting, heating, ventilating lighting purposes and cooling the Leased Premises and Building to maintain temperatures comparable to those operation of Peer Group Buildings, and Landlord will supply ordinary office equipment consisting of an additional five (5) average of 5 ▇▇▇▇▇ of electricity per square foot of Rentable Area for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided to the Leased Premises shall be sub-metered and Tenant shall pay the cost of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by TenantArea;
(2) Adequate supplies for toilet rooms located in the Common Areas and in the Leased Premises (if any);
(3) Cleaning and janitorial services after business hours on Business Days in accordance with the standards set forth in Exhibit C to this Lease;
(4) Hot and cold running water in the toilet rooms located in the Common Areas and at valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s 's Space Layout;
(5) Subject to the provisions of subsections (d), heating, ventilating and air-conditioning to the Leased Premises as may seasonally be required to maintain a minimum temperature within all of the Leased Premises of 72(degree)F in winter when outdoor temperatures are 10(degree)F, or above, and a maximum temperature within all of the Leased Premises of 76(degree)F in summer when outdoor temperatures are 91(degree)F or below, between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthday, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 A.M. and 1:00 P.M. on Saturdays ("normal business hours") unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f);
(6) Automatically operated elevator service twenty-four (24) 24 hours a day, seven (7) days a week, but Landlord may limit the number of elevators in the Building in operation at times other than during normal business hours on Business DaysDays but in no event less than one;
(7) All electric bulbs and fluorescent tubes in light fixtures in the Common Areas and Building Standard light fixtures in the Leased Premises shall be promptly replaced when necessary;
(8) A security access system for the Common Areas of the Building as shown on Exhibit J;Building; and
(9) Sufficient access cards, to be used in conjunction with the security system, to provide each employee of Tenant with a card, and a system for disarming and replacing cards as employees leave or are replaced; and
(10) Access to fiber optic cable service for Tenant’s telecommunications requirements, including internet access.

Building Services. (a) Prior to the Commencement Date, Landlord at Landlord's sole cost and expense shall maintain the interior temperature of the Building above thirty-two degrees Fahrenheit (32(0)F), perform preventative maintenance to the Building Systems, and service the Building with a part-time engineer reasonably sufficient to protect the Building and the Building Systems.
(b) Throughout the Term, Landlord agrees that shall maintain the Building will be maintained Premises in the same a first-class manner as other Peer Group consistent with Comparable Buildings, shall operate all Building Systems consistent with the Plans and thatSpecifications, and, subject to Unavoidable Delays and Legal Delays, all Requirements, it will the provisions of this Article ------- 11 and the approved Operating Budget, and shall furnish, or cause to be -- furnished, the following services:services ("Building Services"):
(1i) Subject to the provisions of subsections (b) and (c)Section 11.2, normal and usual electricity for lightinginterior and exterior lighting purposes for the Building, heatingthe Parking Garage, ventilating surface parking areas and cooling the Leased Premises and Building to maintain temperatures comparable to those of Peer Group BuildingsCommon Areas, and Landlord will supply an additional five (5) ▇▇▇▇▇ of electricity per square foot of Rentable Area for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy equipment and usage charges) of obtaining HVAC service and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided to the Leased Premises shall be sub-metered and Tenant shall pay the cost of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenant;

(3) Cleaning and janitorial services after business hours on Business Days lighting in accordance with the standards set forth design capabilities of the Building and such other services to the Building (all in Exhibit C to accordance with the Base Building Construction Documents), the Parking Garage, surface parking areas and Common Areas as may be required under this Lease;
(4ii) Hot Public lavatory facilities and adequate supplies for toilet rooms throughout the Premises;
(iii) In accordance with the specifications contained within the Base Building Construction Documents, hot and cold running water in toilet rooms, kitchens and pantries throughout the toilet rooms located in the Common Areas Premises as well as sufficient running water for HVAC and at valved outlets at the locations in the Leased Premises (if any) shown on Tenant’s Space Layoutother applicable uses;
(5iv) Subject to the provisions of subsections (d), heatingHeating, ventilating and air-conditioning to the Leased Premises between the hours of 8:00 A.M. and 7:00 P.M. on Building (zoned Floor-by-Floor) during Business Days and ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ BirthdayHours, President’s Day, Columbus Day and Veteran’s Day and between the hours of 8:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f);specifications attached as Exhibit L; ---------
(6v) Automatically operated elevator service (with at least eight (8) passenger elevators and one freight elevator) twenty-four (24) hours a day, seven (7) days a week, but Landlord may limit the number of elevators in the Building in operation at times other than during normal business hours on Business Days;
(7vi) All Building Standard lighting fixtures, electric bulbs and fluorescent tubes in light fixtures in the Common Areas Premises (including the Parking Garage and Building Standard light fixtures in the Leased Premises shall be promptly replaced when necessaryLand);
(8) vii) A controlled access security access system for the Common Areas of Premises (including the Parking Garage) permitting access thereto twenty-four (24) hours a day, three hundred sixty-five (365) days a year, via a Kastle or similar key-card system, including key-cards for such system and Building as shown on Exhibit Jconcierge/security personnel during Business Hours;
(9viii) Sufficient access cardsLandscaping maintenance, road and driveway repair, and snow removal;
(ix) Janitorial and char services to the Premises (including the cafeteria, kitchen and dining area, however, if the Building is occupied by more than one (1) tenant, such services shall be considered a "tenant extra" to be used paid for directly by Tenant and Operating Expenses will be appropriately reduced on account thereof), including trash removal and recycling, Monday through Friday, excepting holidays, in conjunction accordance with the security system, to provide each employee of Tenant with a card, and a system for disarming and replacing cards cleaning specifications attached hereto as employees leave or are replacedExhibit F; and

(3, and not to Licensed Areas) Cleaning and janitorial the cleaning services after business hours on Business Days in accordance with the standards cleaning specifications set forth on Exhibit 12, it being agreed that no such cleaning services are provided for areas which are used for preparing, dispensing or consumption of food or beverages, or for non-core bathrooms, and that for the following portions of the Premises the cleaning services will be limited to emptying and re-lining standard size refuse containers and vacuuming the carpeted floor areas thereof: exhibition areas, classrooms, auditoriums, trading floors, storage rooms, shipping rooms, messenger centers, mail rooms, computer and data processing rooms, reproduction, duplicating and multi-media rooms, broadcasting and telecom facilities, file rooms, infrastructure areas and areas used for other activities or equipment which are not typical office use. The Tenant agrees that it shall install window blinds or shades on all windows of the Office Premises in Exhibit C accordance with Building Regulations. No representation or agreement is made by the Landlord with respect to the adequacy or fitness of such air conditioning or ventilation to maintain temperatures that may be required for, or because of, the operation of any computer, data processing or other electronic equipment of the Tenant in excess of the specifications therefor for which the Landlord is expressly obligated hereunder, and the Landlord assumes no responsibility, and shall have no liability for any loss or damage however sustained, in connection with any such operations by the Tenant. Building Services. Throughout 7.01 Landlord shall at all times during the Term, Landlord agrees that Term operate and maintain the Building will be maintained and all Building systems running through and not exclusively serving the Premises consistent with the standard (the “Standard”) of a Class A commercial office building in the same manner Stamford, Connecticut central business district and shall furnish Tenant in the Premises with the following services consistent with the Standard unless otherwise provided herein: (a) reasonable amounts of potable hot and cold water for lavatory, toilet and ordinary cleaning purposes; (b) customary heat and air conditioning in season during Building Service Hours in accordance with the specifications attached hereto as Exhibit H (HVAC Specifications), although Tenant shall have (i) the right to receive HVAC service during hours other Peer Group Buildings, and thatthan Building Service Hours by paying Landlord’s then standard charge for additional HVAC service (which is currently $100 per hour per floor with a two (2) hour minimum, subject to Unavoidable Delays and Legal Requirements, it will furnish, or cause to be furnished, the following services:
(1) Subject additional charges for supplemental HVAC units pursuant to the provisions terms of subsections (bthis Lease) and (c), normal and usual electricity for lighting, heating, ventilating and cooling the Leased Premises and Building to maintain temperatures comparable to those of Peer Group Buildings, and providing Landlord will supply an additional with at least five (5) ▇▇▇▇▇ hours prior written notice during Building Service Hours of electricity such request, and (ii) access to supplemental air conditioning by paying Landlord’s then standard charge therefor (which is currently a tap in charge of $200.00 per square foot of Rentable Area for the operation of ordinary office equipment; provided, however, such utilities, including without limitation the total costs (including all capacity, energy and usage charges) of obtaining and providing electricity or heating and cooling and life safety power generation from Trigen-Inner Harbor East LLC (or any successor entity, including, without limitation, Veolia Energy Inner Harbor East, LLC) (the “Trigen Charges”), provided ton to connect to the Leased Premises shall be sub-metered and Tenant shall pay the cost Building condenser water, plus a current monthly fee of all such utilities directly to the applicable utility provider, except that, subject to Section 2, the electricity and Trigen Charges with respect to the portion of the Leased Premises comprised of the 4th Floor Space shall be billed to Tenant by Landlord on a monthly basis and shall be an amount equal to the Trigen Charges for the preceding month multiplied by a percent based on the percentage of the 4th Floor occupied by Tenant;
$40 per ton); (2c) Adequate supplies for toilet rooms located in the Common Areas and in the Leased Premises (if any);
(3) Cleaning and Building standard janitorial services after business hours service on Business Days in accordance with the standards set forth cleaning specifications attached hereto as Exhibit I; (d) elevator service three hundred sixty-five days/twenty-four hours per day/seven days per week; (e) electricity in Exhibit C accordance with the terms and conditions in Section 7.02; (f) access to the Building and the Garage for Tenant and its employees 24 hours per day/7 days per week, subject to the terms of this Lease and such protective services or monitoring systems, if any, as Landlord may reasonably impose, including, without limitation, sign-in procedures and/or presentation of identification cards or electronic cards; (g) not less than one (1) attendant in the Building lobby during Building Service Hours and, during all other hours, a circulating and/or monitoring patrol shall be provided; and (h) such other services as Landlord reasonably determines are necessary or appropriate for the Property. In the event Tenant installs any private restroom(s) and/or shower(s) in the Premises or any above standard kitchen, pantry(ies), fitness center and/or any other above standard improvements, Tenant shall be solely responsible for any and all cleaning, repairs and replacements to such restroom(s), shower(s), kitchen, pantry(ies), fitness center and/or any other above standard improvements. If any additional cleaning of the Premises is to be done by Tenant, it shall be done at Tenant’s sole expense, in a manner reasonably satisfactory to Landlord and no one other than persons approved by Landlord shall be permitted to enter the Premises or the Building for such purpose. Tenant shall pay to Landlord the cost of removal of any of Tenant’s refuse and rubbish from the Premises and the Building (i) to the extent that the same, in any one day, exceeds the average daily amount of refuse and rubbish usually attendant upon the use of such Premises as offices, and (ii) related to or deriving from the preparation or consumption of food or drink (other than customary food for Tenant’s employees). Bills for the same shall be rendered by Landlord to Tenant at such time as Landlord may elect and shall be due and payable as Additional Rent within twenty (20) days after the time rendered. Tenant shall cause all portions of the Premises used for the storage, preparation, service or consumption of food or beverages to be cleaned daily in a manner reasonably satisfactory to Landlord, and to be treated against infestation by vermin, rodents or roaches, whenever there is evidence of any infestation. Tenant shall not permit any person to enter the Premises or the Building for the purpose of providing such extermination services, unless such persons have been approved by Landlord (which approval shall not be unreasonably withheld, conditioned or delayed). Without limiting any of Landlord’s other obligations under this Lease and so long as Landlord or an affiliate of Landlord is the fee simple owner of the Building, Landlord shall provide the following amenities during the Term at Stamford Plaza consistent with the Standard, for the benefit of all tenants at the Building (including Tenant, at no additional cost to Tenant): sundry shop, ATM machine, shared tenant conference facilities, shared access cafeteria, fitness center/health club, dry cleaning service, on-site putting green or similar activity, car wash/detailing service and shuttle service to Stamford Transportation Center. In addition, Landlord shall, upon request and subject to availability, provide Tenant with storage spaces in the Building at Landlord’s then current monthly storage space rates pursuant a separate agreement.
7.02 All electricity consumed by Tenant in the Premises shall be paid for by Tenant as Additional Rent in accordance with the terms of this Lease;
(4) Hot . Landlord will, as part of Landlord’s Work, install a demand watt hour check meter which will measure the Tenant’s electricity consumption within the Premises. In addition, Landlord may, at its option, furnish and cold running water install, at Tenant’s expense, all lighting tubes, lamps, bulbs, and ballasts required in the toilet rooms located Premises; provided, however, Landlord shall not be liable if it elects, in its sole discretion, not to replace any lighting tube, lamp, bulb or ballast, or if it is delayed in replacing same for any reason, including without limitation delays in deliveries or unavailability of non building standard items. During each calendar year, or portion thereof, falling within the Term, Tenant shall pay to Landlord the Premises Electric Charge, together with a monthly administrative charge thereon which administrative charge shall not exceed one percent (1%) of the Premises Electric Charge. The phrase “Premises Electric Charge” shall mean the amount determined by applying the amount of electrical consumption by Tenant, as determined by the check meter, to the rate charged for such consumption in the Common Areas service classification in effect from time to time pursuant to which Landlord then purchased electric current for the entire Building together with all other third party out of pocket components (e.g., generation, distribution and at valved outlets at stranded cost charges) and third party out of pocket charges for such services for the locations in applicable month, but with no Landlord ▇▇▇▇-up. Without the Leased Premises (if any) shown on consent of Landlord, Tenant’s Space Layout;
(5) Subject to the provisions use of subsections (d), heating, ventilating and air-conditioning to the Leased Premises between the hours of 8:00 A.M. and 7:00 P.M. on Business Days and ▇electrical service shall not exceed 6 ▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇’▇ Birthdayper rentable square foot of the Premises. Electrical service to the Premises may be furnished by one or more companies providing electrical generation, Presidenttransmission and distribution services, and the cost of electricity may consist of several different components or separate charges for such services, such as generation, distribution and stranded cost charges. Landlord shall have the exclusive right to select any company providing electrical service to the Premises, to aggregate the electrical service for the Property and Premises with other buildings, to purchase electricity through a broker and/or buyers group and to change the providers and manner of purchasing electricity. Landlord shall be entitled to receive a fee (if permitted by Law) for the selection of utility companies and the negotiation and administration of contracts for electricity, provided that the amount of such fee shall not exceed 50% of any savings obtained by Landlord. Except to the extent caused by Landlord’s Daywillful misconduct or gross negligence, Columbus Day and Veteran’s Day and between the hours Landlord shall not be liable in any way to Tenant for any interruption or failure of 8:00 A.M. and 1:00 P.M. on Saturdays unless Saturday is a Legal Holiday in accordance with the standards set forth in subsection (f);
(6) Automatically operated elevator service twenty-four (24) hours a day, seven (7) days a week, but Landlord may limit the number of elevators or defect in the Building in operation at times other than during normal business hours on Business Days;
(7) All supply, character, quantity or quality of electric bulbs and fluorescent tubes in light fixtures in energy furnished to the Common Areas and Building Standard light fixtures in Premises or for any loss, damage or expense Tenant may sustain if either the Leased Premises shall be promptly replaced when necessary;
(8) A security access system for the Common Areas supply, character, quantity or quality of the Building as shown on Exhibit J;
(9) Sufficient access cards, to be used in conjunction with the security system, to provide each employee of Tenant with a card, and a system for disarming and replacing cards as employees leave electric service is changed or are replaced; and
(10) Access to fiber optic cable service is no longer suitable for Tenant’s telecommunications requirements, including internet accesswhether by reason of any requirement, act or omission of the public utility serving the Building with electricity or for any other reason. Notwithstanding anything set forth herein to the contrary, Tenant acknowledges and agrees that in the event at any time during the Term Tenant installs any type of supplemental equipment (including, but not limited to, supplemental HVAC equipment) in or serving the Premises (subject to Landlord’s consent) to the extent that such equipment is not already included under meter(s) previously installed in the Premises, then Landlord may require, at Tenant’s sole cost and expense, that Tenant separately meter the electrical usage for such supplemental equipment using Landlord’s approved metering equipment and electrician (such approval not to be unreasonably withheld, conditioned, or delayed) and Tenant shall be required to pay Landlord for such additional electrical usage.
