Certain Duties and Responsibilities of Lessor. Lessor --------------------------------------------- undertakes to perform such duties and only such duties as are specifically set forth herein and in the other Operative Documents, and no implied covenants or obligations shall be read into this Lease against Lessor, and Lessor agrees that it shall not, nor shall it have a duty to, manage, control, use, sell, maintain, insure, register, lease, operate, modify, dispose of or otherwise deal with the Site in any manner whatsoever, except as required by the terms of the Operative Documents and as otherwise provided herein; provided that during the continuance -------- of a Lease Default or Lease Event of Default, Lessor shall have no obligation to Lessee to perform any such duties.
