Cleaning and Janitorial Services. (1) The Licensor shall provide all cleaning supplies and equipments within reasonable quantity for the performance of the contract. Supplies are requested through the Licensing Officer on the Embassy’s expendable property request form.
(2) The Licensee shall furnish labor and supervision sufficient to maintain the cafeteria in a clean, orderly, and sanitary condition at all times.
(3) The licensee shall perform cleaning and janitorial services on a regular schedule and shall meet the highest standards of sanitation common to the food service industry. The Licensee shall use the following cleaning schedule. The Licensing Officer may require increases in this schedule if conditions require more frequent cleaning.

(a) Landlord shall provide Building Standard Cleaning and Janitorial Services in and about the Building and the Premises in accordance with a schedule of "Building Standard Cleaning and Janitorial Service" attached hereto as Exhibit "D". To the extent that Tenant shall require special or more frequent cleaning and janitorial services, Landlord shall, upon reasonable advance notice by Tenant, furnish such special cleaning services. Tenant agrees to pay Landlord, within fifteen (15) days of being billed therefor, Landlord's Cost for providing such additional service, such charge to be deemed Additional Rent.
(b) Without limiting the generality of the foregoing, the following shall be considered to be "special cleaning services".
1. Any cleaning and maintenance in areas of special security such as storage vaults.
2. All cleaning services performed at times other than normal cleaning hours as described on Exhibit "D".
(c) In the event that Tenant elects to provide its own cleaning services for the "Premises" under the terms of the Master Lease, then Landlord grants to Tenant the right to provide its own cleaning services for the Premises leased herein through an independent contractor at Tenant's own cost and expense. Tenant may exercise such right from time to time by giving Landlord not less than sixty (60) days' prior written notice. During the Lease Year or Lease Years or portions thereof with respect to which notice is thereby given, Landlord shall not be obligated to provide

Concessionaire shall at all times maintain the Leased Premises, including all customer seating areas, and all equipment and materials used by Concessionaire in a clean and sanitary condition, including, but not limited to, keeping them free of rubbish, dirt, insects, rodents and vermin in accordance with the policies set by the Authority as well as all laws, statutes, ordinances, and regulations set by the local and regional governmental agencies. All cooking equipment, refrigeration, freezer, storage units, and piping shall be constructed to facilitate the necessary cleaning and sterilization. Concessionaire shall provide and maintain trash and recycling receptacles, as required, in all customer seating areas.

The Provider shall use the cleaning schedule in Exhibit C (Food Service Sanitation Guide). The Management Officer may require increases in this schedule if conditions require more frequent cleaning.
(4) Failure to keep any of the facilities in a clean condition may result in the withdrawal of the privilege of using such facilities. In addition, the General Services Officer may have the facility cleaned by other means and charge the cost of such work to the Provider.
