Common use of Cleaning Services Clause in Contracts

Cleaning Services. 47.1 Landlord shall provide services for maintenance of the grounds, common areas and parking areas and such other cleaning services within the Demised Premises as are set forth on "Cleaning Service Rideir" annexed hereto and made a part hereof as Exhibit @tD'I, as same may be reasonably amended from -time -to time by Landlord. in -the event. of an amendment to the Cleaning Service Rider, Landlord covenants that any such modification shall be reasonably comparable to the services currently contained therein and shall not adversely affect Tenant's use and enjoyment of -the Demised Premises. 47.2 Tenant shall pay to Landlord the cost of removal from the Demised Premises of any of TenantIs refuse or rubbish other than ordinary office waste, and Tenant, at Tenantfs expense, shall cause all portions of the Demised Premises not used as office areas to be cleaned daily in a manner satisfactory to Landlord. Tenant also shall cause all portions of the Demised Premises used for the storage, preparation, service or consumption of food or beverages to be exterminated against infestation by vermin, roaches or rodents regularly and, in addition, whenever there shall be evidence of any infestation. Tenant shall contract directly with Landlord or, at Landlo@dfs option, directly with Landlord's contractors, for the removal of such other refuse and rubbish and for cleaning services in addition to those furnished by Landlord and for extermination services required hereunder.

Landlord's cleaning services shall include the cleaning of an amendment to the Cleaning Service Rider, Landlord covenants that any such modification shall be reasonably comparable to kitchen floor and wiping the services currently contained therein and shall not adversely affect Tenant's use and enjoyment of -the kitchen counters located within the Demised Premises. 47.2 Tenant shall pay to Landlord the cost of removal from the Demised Premises of any of TenantIs Tenant's refuse or rubbish other than ordinary office waste, and Tenant, at Tenantfs Tenant's expense, shall cause all portions of the Demised Premises not used as office areas to be cleaned daily in a manner satisfactory to Landlord. Tenant also shall cause all portions of the Demised Premises used for the storage, preparation, service or consumption of food or beverages to be exterminated against infestation by vermin, roaches or rodents regularly and, in addition, whenever there shall be evidence of any infestation. Tenant shall pay directly to Landlord the cost of removal from the Demised Premises of any of TenantIs Tenant’s refuse or rubbish rubbish, including large cartons or other than ordinary containers or refuse, in excess of that generated from the day-to-day operation of an executive and administrative office waste, of Tenant’s size; and Tenant, at Tenantfs Tenant’s expense, shall cause all portions of the Demised Premises not used as office areas to be cleaned daily in a manner and by a person or entity satisfactory to Landlord. Tenant Tenant, at Tenant’s expense, also shall cause all any portions of the Demised Premises used for the storage, preparation, service or consumption of food or beverages to be exterminated against infestation by vermin, roaches or rodents regularly androdents, in addition, bugs and insects both on a regular basis and whenever there shall be evidence of any infestation. Tenant . 27.3 Tenant, at its expense, shall contract directly with Landlord or, at Landlo@dfs Landlord’s option, directly with Landlord's ’s contractors, for the removal of such other garbage, excess refuse and rubbish and rubbish, for cleaning services in addition to excess of those furnished by Landlord ▇▇▇▇▇▇▇▇, and for the extermination services required hereunder.

Tenant shall pay directly to Landlord the cost of removal from the Demised Premises of any of TenantIs Tenant's refuse or rubbish rubbish, including large cartons or other than ordinary containers or refuse, in excess of that generated from the day-to-day operation of an executive and administrative office waste, of Tenant's size; and Tenant, at Tenantfs Tenant's expense, shall cause all portions of the Demised Premises not used as office areas to be cleaned daily in a manner and by a person or entity reasonably satisfactory to Landlord.
