Common use of Collection and Application of Rents Clause in Contracts

Collection and Application of Rents. Subject to the license granted to Trustor under Section 1.2 above, Beneficiary has the right, power and authority to collect any and all Rents. Trustor hereby appoints Beneficiary its attorney-in-fact to perform any and all of the following acts, if and at the times when Beneficiary in its sole discretion may so choose after the occurrence of an Event of Default:

Trustor hereby appoints Beneficiary its attorney-in-fact may apply all amounts received by it pursuant to perform this assignment to pay Secured Obligations, expenses of leasing, operating, maintaining and managing the Property, taxes, charges, claims, assessments, any other liens, and all of the following actspremiums for insurance, if in such amounts and at the times when in such order as Beneficiary in its sole discretion may so choose after the occurrence of an Event of Default:deems appropriate.
