Collection of Taxes, Assessments and Similar Items; Escrow Accounts Clause Samples

The 'collection of taxes, assessments, and similar items; escrow accounts' clause requires the borrower to make regular payments into an escrow account managed by the lender to cover property-related expenses such as real estate taxes, insurance premiums, and other assessments. Typically, the lender collects a portion of these anticipated costs with each mortgage payment and then pays the bills directly when they come due. This arrangement ensures that essential obligations tied to the property are paid on time, reducing the risk of liens or loss of insurance coverage, and protecting both the lender’s and borrower’s interests.
