CONDITIONS OF PREMISES. A. Within seven (7) days after you move-in, you are required to submit an online Room Condition Update to notify us in writing of any defects or damages in your assigned space (including common area, fixtures, appliances and furniture). Failure to do so will result in the assigned space being considered to be in a clean, safe and good working condition and you will be responsible for defects or damages that may have occurred before you moved in. B. With the exception of the items emailed to you or that you have submitted through the online Room Condition Update, you accept your assigned space, the fixtures, appliances and furniture in their “AS-IS” condition, with any faults. With regard to your assigned space, and the fixtures, appliances and furniture within, we make no express warranties and disclaim any and all implied warranties (other than the warranty of habitability). C. Excluding ordinary wear and tear from normal usage, you will be solely responsible to the Housing Office for damages to your assigned space and the furnishings provided in the assigned space. You are responsible for the cost of all repairs made necessary by you and/or your guest(s) or, as set forth below, any other person in violation of the License. This includes the negligent or careless use of your assigned space or any part of the residence hall, including, without limitation, damage from waste water stoppages caused by foreign or improper objects in lines serving the bathroom used by you, damages to furniture, appliances, doors, windows or screens, damage from windows or doors being left open and repairs or replacements to security devices necessitated by misuse or damage. You may be required to prepay for these repairs, or, if we decide to advance the funds for the repairs, you will be responsible for repaying us within ten (10) days. In addition, you could be charged for damages that may have been caused by other Residents if we cannot determine who did it, and you will be jointly and severally liable for all damages to other shared areas of the assigned space and any furnishings provided in those shared areas. If the party responsible for damages is identified, we may nonetheless determine, in our sole discretion, if you and other potentially responsible parties are allowed to renew for the next year. Your obligations to pay the charges described in this paragraph will continue after the end of this License. D. Furnishings Removal. You assume full responsibility for items furnished by us and agree to return them to us at the end of the License Term in as good condition as when you receive them, reasonable wear and tear excepted. You will be responsible for returning all furniture to its original position prior to vacating your assigned space. The Housing Office will not compensate or refund a resident, in the event of substance growth being found. Within seven (7) days after you Lessee stipulates that lessee has examined the subject premises, including the grounds, buildings and improvements and that they are, at the time of execution of this lease, in good order, good repair, safe, clean and tenantable condition. Lessee agrees to keep premises clean and maintain all smoke detectors and carbon monoxide detectors. In the event that unit is not kept clean, lessor shall, at his option, cause the unit to be cleaned to move in condition. Lessee will be charged $35.00 per hour for any such cleaning. Lessee agrees to keep the premises in good condition and repair and at the termination of this lease, deliver up the premises in ready-to-move-in, you are required to submit an online Room Condition Update in condition. Lessee is to notify us in writing management immediately of any defects damages or damages in your assigned space (including common area, fixtures, appliances and furniture)malfunction. Failure to do so will result in the assigned space being considered to be in a clean, safe and good working condition and you will be responsible for defects or damages that may have occurred before you moved in. With regard to your assigned space, and the fixtures, appliances and furniture within, we Lessee shall make no express warranties and disclaim any and all implied warranties (other than the warranty of habitability). Responsibility for damages. Lessee agrees that if their family, as or invitees commit any waste, neglect or misuse of the premises or transgress the rules of conduct set forth belowherein, that lessee shall pay for any such damages immediately upon demand by lessor. Further, if there is any transgression by family or invitees of rules for tenants, the penalty will fall upon lessee. Lessee agrees that lessor shall not be responsible or liable for the acts of other tenants, or invitees or any trespassers. Lessee also agrees that lessor shall not be responsible or liable for any loss or damage resulting to lessee or his property from loss of electricity, bursting of water lines, backing up if sewers or leaking of water, gas electricity or sewers or caused in any other person matter whatsoever, except in violation the case of willful neglect on the part of the License. This includes lessor in the negligent or careless use of your assigned space subject premises or any part of the residence hallbuilding. Lessee assumes all risk and responsibility for any accident, injury or damages to persons or propery as to lessee or others on or about the premises occurring on or subsequent to the date of possession. Lessee agrees to hold harmless and indemnify lessor from any and all liability, claims or damages imposed upon or asserted against lessor as a result of the actions or inactions of lessee, lessee’s family, friends and invitees, including, without limitation, damage from waste water stoppages caused by foreign or improper objects in lines serving but not limited to attorney’s fees and court costs. Lessee understands that it shall be lessee’s responsibility to insure lessees personal property and that lessor has no coverage for lessee’s property. Lessor covers no contents inside the bathroom used by you, damages house. Lessee is responsible to furniture, appliances, doors, windows or screens, damage from windows or doors being left open insure all personal property inside and repairs or replacements to security devices necessitated by misuse or damageoutside the house. You may be required obtain Renters Insurance through a bonded insurance company. I Understand that Ideal Rentals or any company related to prepay for these repairs, or, if we decide to advance the funds for the repairs, you will be Ideal Rentals is not responsible for repaying us within ten (10) days. In addition, you could be charged for damages that may have been caused by other Residents if we cannot determine who did it, and you will be jointly and severally liable for all damages to other shared areas of the assigned space and any furnishings provided in those shared areas. If the party responsible for damages is identified, we may nonetheless determine, in our sole discretion, if you and other potentially responsible parties are allowed to renew for the next year. Your obligations to pay the charges described in personal items at this paragraph will continue after the end of this Licenseproperty. D. Furnishings Removal. You assume full responsibility for items furnished by us and agree to return them to us at the end of the License Term in as good condition as when you receive them, reasonable wear and tear excepted. You are also responsible for associated damages or fires due to cooking and misuse of cooking appliances. In addition, you could be charged for damages that may have been caused by other Residents if we cannot determine who did it, and you will be jointly and severally liable for all damages to other shared areas of the assigned space and any furnishings provided in those shared areas. You will be responsible for returning all furniture to its original position prior to vacating your assigned space. You will not remove our furniture, fixtures, and/or furnishings from the assigned space for any purpose.

CONDITIONS OF PREMISES. A. An Room Condition Form will be provided to you at the time that you move into the Room. Within seven (7) days 48 hours after you move-in, you are required to submit an online return the Room Condition Update to Form and notify us in writing of any defects defect or damages damage in your assigned space (including common areathe Room; otherwise, the Room and the fixtures, appliances and furniture). Failure to do so will result furniture in the assigned space being Room will be considered to be in a clean, safe and good working condition and you will be responsible for defects or damages that may have occurred before you moved in. B. With the exception of the items emailed to you or that you have submitted through the online Room Condition Update. WITH THE EXCEPTION OF THE ITEMS SPECIFIED IN YOUR WRITTEN NOTICE, you accept your assigned spaceYOU ACCEPT THE ROOM AND THE FIXTURES, the fixtures, appliances and furniture in their APPLIANCES AND FURNITURE IN THE ROOM IN THEIR “AS-IS” conditionCONDITION, with any faultsWITH ANY FAULTS. With regard to your assigned spaceWE MAKE NO EXPRESS WARRANTIES AND DISCLAIM ANY AND ALL IMPLIED WARRANTIES (OTHER THAN THE WARRANTY OF HABITABILITY) WITH REGARD TO THE ROOM, and the fixturesAND THE FIXTURES, appliances and furniture within, we make no express warranties and disclaim any and all implied warranties (other than the warranty of habitability). C. Excluding ordinary wear and tear from normal usage, you will be solely responsible to the Housing Office for damages to your assigned space and the furnishings provided in the assigned spaceAPPLIANCES AND FURNITURE IN THE ROOM. You are responsible for the cost of all repairs made necessary by you and/or you, your guest(s) or, as set forth below, or any other person in person’s violation of the License. This includes this Lease or the negligent or careless use of your assigned space the Room or any part of the residence hall, including, Complex including without limitation, limitation damage from waste water stoppages caused by foreign or improper objects in lines serving the bathroom used by you, damages to furniture, appliances, doors, windows or screens, damage from windows or doors being left open and repairs or replacements to security devices necessitated by misuse or damage by you or your guests (this includes damages that may have been caused to the Room by a Co-Student if we cannot determine who caused the damage). You may be required to prepay for these repairs, or, if we decide to advance the funds for the repairs, you will be are responsible for repaying us within ten (10) daysdays after we send you an invoice. In addition, you could be charged for damages that may have been caused by other Residents if we cannot determine who did it, and you will be jointly and severally liable for all damages to other shared areas the Room and any furnishings. In addition, you are responsible to us for any damages of any nature that result from your usage or the usage of your guests of any of the assigned space Complex amenities and any furnishings provided of the furnishings, systems or components located in those shared areasor about the Complex. If the party responsible for damages is identified, we may nonetheless determine, in our sole discretion, if to release you and other potentially responsible parties are allowed to renew for the next yearparties. Your Until payment in full is received by us, your obligations to pay the charges described in this paragraph will continue after the end of this LicenseLease Term has ended. D. Furnishings Removal. You assume full responsibility for items furnished by us and agree to return them to us at the end of the License Term in as good condition as when you receive them, reasonable wear and tear excepted.
