Construction Document Phase. Based on the approved Design Development Documents and any further adjustments in the scope or quality of the Project or in the Project Construction Cost Limitation authorized by the Owner, the Project Architect shall prepare, for approval by the Owner, Construction Documents consisting of Drawings and Specifications in accordance with Owner’s written requirements setting forth in detail the requirements for construction of the Project, including, without limitation, Owner’s Design Guidelines and any additional requirements contained in Article 14. The Project Architect, at the Project Architect’s expense, at each stage of review described in Article 14, shall furnish, and deliver to the Owner the number of complete printed copies of all plans, drawings and specifications of every character made or furnished in connection with the Work, as enumerated in Article 14, which copies shall become the property of the Owner. The Project Architect shall incorporate into the plans, drawings, and specifications such changes as are necessary to satisfy the Owner’s written review comments or published meeting minutes, any of which may be appealed in writing for good cause. Architect shall attend site plan review meetings and other governmental agency meetings as required. Final application for building permits will also be initiated by Architect. Architect shall obtain an Architectural barriers and educational program review by state agencies having jurisdiction and report any requested modifications for review by Owner and Program ManagerOwner. Owner shall reimburse Architect for all governmental fees required for the plan review and Architectural barriers review processes. Nothing in this paragraph shall be interpreted to require Architect to obtain the building permit for the construction. Each stage of construction phasing drawings shall include existing portable building locations, portable building locations used as swing space, canopies, sidewalks, fire lanes and fire hydrants, and any other relevant information.
