Construction of First Offer Space. Tenant shall take the First Offer Space in its “as-is” condition, and Tenant shall be entitled to construct improvements in the First Offer Space in accordance with the provisions of Article 8 of this Lease. Notwithstanding the foregoing, Landlord shall deliver possession of the First Offer Space to Tenant in good, vacant, broom clean condition, with all Building systems in good working order, and in compliance with all laws.
