Common use of Cooperating Brokers Clause in Contracts

Cooperating Brokers. Red Fox Realty is authorized and empowered to engage any other realtor, broker or agent under or in connection with this Agreement without the prior specific approval of Owner, and Red Fox Realty agrees to cooperate with other realtors, brokers, or agents in endeavoring to obtain offers for the lease of the Property. Notwithstanding the involvement of a realtor, broker or agent cooperating with or claiming under Red Fox Realty (a “Cooperating Broker”), the amount of the Commission provided to be paid hereunder by Owner shall constitute the entire amount which, in the absence of an express written agreement of Owner to the contrary, Owner shall be obligated to pay to Red Fox Realty and Owner shall have no obligation or liability for the payment of any commission or fee to any Cooperating Broker, any such commission or fee being the sole obligation and liability of Red Fox Realty. Owner shall not enter into any agreement for the payment of a commission to a Cooperating Broker (for which Red Fox Realty would be responsible) without the prior written consent of Red Fox Realty.
