Covenants affecting reversion Sample Clauses

The "Covenants affecting reversion" clause defines the obligations or restrictions that continue to apply to the landlord (the party holding the reversionary interest) after the lease is granted. Typically, this clause clarifies which covenants in the lease bind the landlord even after the property is leased out, such as obligations to repair or maintain certain parts of the property. Its core function is to ensure that certain responsibilities remain with the landlord, thereby protecting the tenant’s interests and clarifying ongoing duties despite the transfer of possession.
