COVENANTS AND CONDITIONS OF LEASE. This lease is made on the following covenants and conditions which are expressly agreed to by Landlord and Tenant: Rent: Tenant covenants to pay as rental to Landlord the annual and monthly sums as stipulated in Paragraph 33. Said rental shall be payable in advance at the office of ▇▇▇▇▇▇ Companies, ▇▇▇ ▇▇▇▇▇▇▇ ▇▇▇▇, ▇▇▇▇▇▇▇▇ ▇▇▇, ▇▇▇▇▇▇▇▇, ▇▇▇▇▇ ▇▇▇▇▇▇▇▇, ▇▇▇▇▇-▇▇▇▇. Rent is due on the first day of each month and shall not be withheld for any reason whatsoever. In the event Tenant shall fail to pay rental within Ten (10) days of the due date, a late charge of ten percent (10%) of the monthly rental, compounded monthly but a minimum of ten ($10.00) dollars per month, shall be added to the rental and paid to Landlord for each such late payment, and the same shall be treated as additional rent.

  • Covenants and Conditions Each provision of this Lease performable by Lessee shall be deemed both a covenant and a condition.

  • Covenants and Conditions; Construction of Agreement All provisions of this Lease to be observed or performed by Lessee are both covenants and conditions. In construing this Lease, all headings and titles are for the convenience of the Parties only and shall not be considered a part of this Lease. Whenever required by the context, the singular shall include the plural and vice versa. This Lease shall not be construed as if prepared by one of the Parties, but rather according to its fair meaning as a whole, as if both Parties had prepared it.

  • Covenants and Continuing Agreements So long as any amount owing in respect of the Obligations (whether or not due) shall remain unpaid, Borrower covenants that, unless otherwise consented to by Lender in writing, it shall:

  • Covenants and Agreements Performed Buyer shall have performed and complied with in all material respects all covenants and agreements required by this Agreement to be performed or complied with by it on or prior to the Closing Date, and all deliveries contemplated by Section 3.3 shall have been made.

  • Performance of Covenants and Agreements The Guarantor hereby agrees to take all lawful action in its power to cause the Tenant duly and punctually to perform all of the covenants and agreements set forth in the Transaction Documents.
