Covenants Regarding Use. In connection with its use of the Premises, Tenant agrees to do the following:
A. Tenant shall use the Premises and conduct its business therein in a safe, careful, reputable and lawful manner; shall keep any garbage, trash, rubbish or other refuse in sealed containers within the interior of the Premises until removed and placed in a dumpster or other authorized container for the deposit of garbage and refuse, which shall be located in an area designated by Landlord.
B. Tenant shall not commit, nor allow to be committed, in, on or about the Premises any act of waste, including any act which might deface, damage or destroy the Premises or any part thereof; use or permit to be used within the Premises any hazardous substance, equipment, or other thing which might cause injury to person or property or increase the danger of fire or other casualty in, on or about the Premises; or permit any objectionable or offensive noise or odors to be emitted from the Premises. Notwithstanding the foregoing, Landlord acknowledges that Tenant will utilize certain distribution equipment which, but for this sentence, might be deemed to violate this provision and use of such equipment is expressly permitted.
C. Tenant shall not use the Premises, or allow the Premises to be used, for any purpose or in any manner other than the permitted uses which would, in Landlord's opinion, invalidate any policy of insurance now or hereafter carried on the Premises or the Building or increase the rate of premiums payable on any such insurance policy. Should Tenant fail to comply with this covenant, Landlord may, at its option, require Tenant to stop engaging in such activity or to reimburse Landlord as additional rent for any increase in premiums charged during the Term of this Lease on the insurance carried by Landlord on the Premises and the Building and attributable to the use being made of the Premises by Tenant.

Covenants Regarding Use. Lessee covenants that during the Lease Term it will not use, generate, manufacture, produce, store, release, discharge, or dispose of on, under or about the Premises or transport to or from the Premises any Hazardous Substances except: (i) petroleum, gasoline or diesel fuel, propane or natural gas used to operate motor vehicles or farm machinery or equipment; and (ii) Hazardous Substances used in the production of agricultural crops on the Premises or activities related thereto, which are commonly used for such purposes in the vicinity of the Premises, and which are used in compliance with applicable laws.
Covenants Regarding Use. 18.1 Licensor covenants and agrees:
18.1.1 To maintain the Premises in condition fit for their intended use and to make all necessary repairs of which Licensor is aware, including adequate heat and water, and a sound physical structure;
18.1.2 To maintain the grounds and remove the rubbish;
18.1.3 To provide the use of certain furniture and personal property placed by Licensor in the Premises during the course of this License for the benefit of Licensee and its employees.
18.1.4 Licensor shall provide maintenance and repairs (other than that resulting from the misuse or negligence of Licensee as referenced in Section 5.1 above) of the Premises and building, including but not limited to, the building structure, roof, walls, the mechanical, electrical and plumbing systems that provide services and painting of the Premises that are necessary to maintain the Premises in good and tenantable condition in Licensor’s reasonable discretion. Licensor agrees to maintain the Premises and Building in good and tenantable condition and repair during the Term. Licensor shall provide janitorial services for the Premises, which shall include, cleaning, emptying wastebaskets, and replacing light bulbs.
18.2 Licensee covenants and agrees:
18.2.1 Licensee shall not consume, possess, exhibit, sell or offer for sale, nor permit its agents, employees, guests or invitees to consume, possess, exhibit sell or offer for sale, any alcoholic or intoxicating beverages on or around the Premises.
18.2.2 Licensee shall fully comply with all applicable laws, ordinances and governmental regulations and shall not make any use of the Premises which, directly or indirectly, is forbidden by public law, ordinance or governmental regulation or which may be dangerous to life, limb or property, or which may invalidate or increase the premium cost of any policy of insurance carried on the Premises building or building complex.
18.2.3 Licensee understands that under the Illinois Firearm Concealed Carry Act, individuals, even licensed firearm owners with a concealed carry permit, are prohibited from carrying or storing a firearm or weapon on City Colleges of Chicago property.

Covenants Regarding Use. Tenant covenants and agrees for itself, its successors, assigns, and every successor in interest to ▇▇▇▇▇▇’s interest in the Property or any part thereof, that Tenant shall devote the Property to the uses specified in this Lease until the expiration or earlier termination of the Term hereof. All uses conducted on the Property, including, without limitation, all activities undertaken by Tenant pursuant to this Lease, shall conform to all Governmental Requirements. (b) Tenant shall not commit, nor allow to be committed, in, on or about the Premises or the Building, any act of waste, including any act which might deface, damage or destroy the Building or any part thereof; use or permit to be used on the Premises any hazardous substance, equipment or other thing which might cause injury to person or property or increase the danger of fire or other casualty in, on or about the Premises; permit any objectionable or offensive noise or odors to be emitted from the Premises; or do anything or permit anything to be done which would disturb or tend to disturb other tenants occupying leased space in the Building.
(c) Tenant shall not overload the floors of the Premises beyond their designed weight-bearing capacity, which Landlord has determined to be seventy-five (75) pounds per square foot live load, including an allowance for partition load. Landlord reserves the right to direct the positioning of all heavy equipment, furniture and fixtures which Tenant desires to place in the Premises so as to distribute properly the weight thereof, and to require the removal of any equipment or furniture which exceeds the with limit specified herein.
(d) Tenant shall not use the Premises, or allow the Premises to be used, for any purpose or in any manner which would, in Landlord's opinion, invalidate any policy of
