Common use of Criminal Acts of Third Parties Clause in Contracts

Criminal Acts of Third Parties. Landlord shall not be liable in any manner to Tenant, its agents, employees, licensees, invitees or contractors for any injury or damage to Tenant, Tenant’s agents, employees, licensees, invitees, or contractors or their property caused by the criminal or intentional misconduct of third parties, unless said third parties are agents of the Landlord or the act could have been prevented absent the negligence or willful misconduct of Landlord or its agents, employees, servants, or licensees. All claims against Landlord for any such damage or injury are hereby expressly waived by Tenant.
