Delivery of Title and Possession. Seller shall furnish at Seller’s expense, and shall execute and deliver at Closing, a deed conveying the Property to Buyer, subject to the Permitted Exceptions and excluding all Minerals. The Property shall be conveyed by Trustee’s Special Warranty Deed limited to the ▇▇▇▇ ▇▇▇▇▇▇ was in title and limited to the lesser of the net proceeds received by Seller for the Property or the assets in the trust at the time the claim is conclusively determined.
