Description of Works. The scope of works shall include, but not be limited to, the following items in accordance with the specification and the drawing(s), Review the Record Plans and any relevant information of the building to design and construct the required alteration work as specified to the satisfaction of the Employer’s Representative; Conduct liaison meetings with the occupants of the sites and submit proposal to the Employer’s Representative for approval regarding the arrangement of possession of site, protection to properties nearby, site security, power shut down, duration and extent of temporary power supply; Making necessary provision and conduct briefing sessions to the occupants of the sites for the details of the approved work program and working sequence; Conduct a survey and submit a survey report within 1 week after the issue of Service Order on the existing conditions of the site and the areas nearby. The report shall include site photo in digital format and identify in detail the defects of the existing property; Submit a completion report endorsed by the AP showing the conditions of the completed works 1 day before the completion of Contract. The format and content of the completion report shall be correspond to the submitted survey report with all the updated conditions of the property; Submission of Design drawings and shop drawings showing the details of works to be carried out to the Employer’s Representative for approval; Make all necessary submission to the Building Authority in good time; Obtain the necessary permit/consent/approval from the Building Authority before carrying out the work; Carry out building and Electrical & Mechanical Systems modification work in accordance with the design intent detailed in the Contract Drawings, Site Information Schedules, Particular Specification and other parts of the Contract Document; Allow work to be carried out during night time or holidays as instructed by the Employer’s Representative; Carry out site cleaning work and remove all rubbish, surplus materials, tools and equipment from the sites to the satisfaction of the Employer’s Representative; Provision of as-fitted drawing, O&M manuals, recommended spare part list and C&T report; Make good the existing architectural finishes for the parts altered by the Contractor to the satisfaction of the Employer’s Representative; Submission of detailed work programme, shop drawings, design calculations, offered equipment/material catalogues & technical information and all other relevant information; Handover the site to the Employer after completion of works and hand over the completed works to the maintenance agent for maintenance. SPECIFICATIONS AND STANDARDS 1. Description of Works. The scope a Make necessary representations to local authority for any foreseeable restrictions to the footway near the building entrance, for the siting of a skip outside the entrance (if required) and make arrangements for the supply of an adequate size and number of skips. Contractor to pay all relevant fees. b Liaise with contract administrator (FRI), the Client (CCT) and the Building Owner (SA) regarding access, security and insurance and adapt the programme of work, as required. c CCT will liaise directly with the Strathearn Artspace regarding the temporary storage of retained furniture elsewhere on the premises and the manpower to move desks, chairs etc. to the agreed location. CCT is to keep an inventory of items moved and their location. heating preparation d If additional works are requested by the building owner, the cost of these shall be funded by the building owner and will not be part of these contracted works. Such works should not impinge on the progress of these works nor limit or compromise the quality of works shall includecarried out for CCT under the terms of this agreement. e The Strathearn Artspace are to co-operate with trades during the works and this co-operation will be facilitated by FRI maintaining regular contact with the building owner. f Protect the existing carpets from marking or damage during the works. C PREPARATION, but not be limited toDOWNTAKINGS, ALTERATIONS C1 a The client or building owner will have removed from the working area, the following items: CCT All freestanding furniture including reception desk 2 x pin boards 4 x vertical blinds 1 x disused server rack (to be placed in the finished cupboard) 1 x pull down projector screen 1 x ceiling mounted projector bracket 3 x fire extinguishers and brackets (2 x CO2, 1 x H2O) 2 x outside notice cases (in porch) 1 x wall plaque (move elsewhere) 1 x 3 tier clear perspex wall-mounted leaflet rack group 6 x clear perspex wall-mounted single leaflet dispensers 1 x plastic hand disinfectant dispenser 1 x telephone 1 x intercom box This is not an exhaustive list of all furniture and fittings to be removed but it is estimated to be the substance of any moveable items in accordance to be removed, some of which are to be returned on completion of the main work (desks, fire extinguishers). b The plumbing, heating and ventilation system will require assessment prior to the commencement of the works. Insofar as the heating system (wet) is shared with the specification and the drawing(s), Review the Record Plans and any relevant information rest of the building and the ventilation system is controlled from outwith the immediate site area and may relate to design areas of the building not within the site. P The heating system within the site should be capable of isolation from the whole system and construct the required alteration work as specified capable of independent control. For this, there may need to be adjustments to the satisfaction existing system controls, motor valves and sensors. Please note that such work is not part of this contract. P mechanical ventilation preparation c The ventilation system is to be examined by the electrician to establish how the system works. The system as built is not expected to change but if any alterations to the system are seen to be required, these shall not be part of these works. d There are telecoms and intruder alarm systems in the building, some of which may be inactive or redundant. There are also access controls, fire detection/alarm/escape emergency lighting systems and at least one wireless network. The distinction of these systems across the building is not fully defined and the electrician will want to examine the relationship of the Employer’s Representative; Conduct liaison meetings systems affected by these works and how they relate to the whole building. Alterations to these systems will be minimal but, for safety, the shutting down of the fire alarm or intruder alarm systems will not be an option, except by arrangement with the occupants building owner and within terms agreed; no one is to be put at risk by work to these systems. e There is a consumer unit and what appears to be a redundant heating system control board in the boiler cupboard. There is a dedicated cupboard given over to the control of the sites and submit proposal mechanical ventilation system. The main electrical board is in the gas meter cupboard at the front of the building. f Temporary alterations to intruder alarm components rely on the building owner giving the electrician the necessary engineer’s access codes.
