Electricity Use. Client agrees to provide Chic access and use of electrical and power lines at the Location for the installation and operation of all Rented Items.

If Landlord consents to Tenant's use of electricity in excess of a Peak Demand of four (4) ▇▇▇▇▇ per rentable square foot, Landlord may require an electric current meter to be installed in the Premises to measure the amount of electric current consumed in the Premises. The cost of any such meter and of installation, maintenance and repair thereof shall be paid for by Tenant within ten (10) days after Tenant's receipt of Landlord's invoice therefor. Tenant shall pay Landlord for the costs of all electricity supplied to the Premises during Building Hours in excess of a Peak Demand of four (4) ▇▇▇▇▇ per rentable square foot at the average rates charged by Landlord's utility supplier together with Landlord's actual administrative charge therefor within thirty (30) days after receipt of Landlord's invoice. The foregoing shall not be construed as Landlord's consent to Tenant's use of electricity in excess of a Peak Demand of four (4) ▇▇▇▇▇ per rentable square foot in the Premises.
