The tenant agrees to cooperate in the interests of incoming tenants. (i) If the tenant remains in possession of the rental unit after the end of the tenancy, the tenant must pay for the losses suffered by the landlord because of the tenant's failure to vacate, including, but not limited to, payments made by the landlord to any prospective tenant with whom the landlord may have entered into a tenancy agreement for the rental unit. The landlord may apply to add an overholding tenant as a party to the proceeding when a new tenant brings proceedings against the landlord to enforce his or her right to possess or occupy the rental unit that is occupied by the overholding tenant.
