Equipment and Improvements. Upon termination of the Lease. for any reason, Lessee shall remove, and shall have a limited right of access to remove, all equipment and improvements from the Leased Premises. All equipment and improvements remaining on the Leased Premises after one (1) year shall be deemed forfeited to Lessor, without payment to Lessee, provided however, that Lessor may require Lessee to remove any such equipment and improvements remaining after one (1) year, or Lessor may remove the same and recover any costs of removal from lessee.
