Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the building of which the Premises are a part, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other tenant, if any, of the building in which the Premises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the PremisesPremises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the building of which the Premises are a partIndustrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other tenantlessee, if any, occupant or user of the building in which Industrial Center, nor from the Premises are locatedfailure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Lessor shall not be liable for any damages arising from any act or neglect of any other tenant, if any, of the building in which the Premises are located.

Lessor shall not be liable for any damages arising from any act or neglect of any other tenant, if any, of the building in which the Premises premises are located.

Exemption of Lessor from Liability. Lessor shall not be liable for any damages arising from any act or neglect of any other tenantlessee, if any, occupant or user of the building in which Industrial Center, nor from the Premises are locatedfailure of lessor to enforce the provisions of any other lease of the Industrial Center.

Lessor shall not be liable for any damages arising from any act or neglect of any other tenant, occupant, if any, of the building in which the Premises are located. It shall be the sole obligation of Lessee to insure its property, trade fixtures and equipment located on the Premises from any and all loss or damage.

Lessor shall not be liable (EXCEPT TO THE EXTENT CAUSED BY THE WILLFUL ACTS OF LESSOR, ITS AGENTS, EMPLOYEES, OR CONTRACTORS, OR AS A RESULT OF A DEFAULT BY LESSOR OF ITS OBLIGATIONS UNDER THIS LEASE) for any damages arising from any act or neglect of any other tenant, if any, of the building in which the Premises are located.

Lessor shall not be liable for any damages arising from any act injury to Lessee's business or neglect loss of any income or damage to the goods, wares, merchandise or other tenant, if any, property of Lessee which arises as the building in which the Premises are locatedsole and proximate result of Lessor's Gross negligence.

Exemption of Lessor from Liability. Unless caused by Lessor's negligence Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customerscustomer, or any other person in or about the Premises, Premises nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gaswater, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, wires appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the building of which the Premises are a part, or part of from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessee Lessor shall not be liable for any damages arising from any act or neglect of any other tenant, if any, of the building in which the Premises are located.

Exemption of Lessor from Liability. Exemption of Lessor from Liability. Lessee hereby agrees that Except as caused by Lessor's gross negligence, willful misconduct and/or breach of express warranties (which is not corrected within a reasonable time) and subject to Paragraph 8.6, Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the person or goods, wares, merchandise or other property of Lessee, Lessee's employees, contractors, invitees, customers, or any other person in or about the Premises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, fire sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said injury or damage or injury results from for conditions arising upon the Premises or upon other portions of the building of which the Premises are a part, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseeaccessible or not. Lessor shall not be liable for any damages arising from any act or neglect of any other tenanttenant of Lessor. Notwithstanding Lessor's negligence or breach of this Lease, if any, Lessor shall under no circumstances be liable for injury to Lessee's business or for any loss of the building in which the Premises are locatedincome or profit therefrom.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, ,steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of the pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the building of which the Premises are a part, or from other sources or and places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages damage arising from any act or neglect of any other tenant, if any, of the building in which the Premises are located.

Exemption of Lessor from Liability.
