Expansion Space Base Rent. Beginning with the Expansion Space Commencement Date, in addition to rent otherwise payable under the Lease, Tenant shall pay base rent for the Expansion Space in the amount of Fifteen Dollars and Sixty-five Cents ($15.65) per rentable square foot of the Expansion Space per year.
