Facilities and Utilities. University shall provide for the benefit of the Licensee only the Licensed Premises and shall provide upkeep or repairs to the Licensed Premises. Licensee agrees that it accepts the premises “AS IS”. University shall be responsible for utility costs at the Licensed Premises except telecommunication and network services.
