The Freight Elevator Service clause outlines the terms under which tenants or contractors may use a building's freight elevator for moving goods, equipment, or materials. Freight Elevator Service. Landlord shall provide freight elevator service to the Demised Premises on a first-come, first-served basis (i.e., no advance scheduling) on business days from 8:00 a.m. to 4:30 p.m. Freight elevator service shall, provided same is available, be provided on a reserved basis at all other times, upon the payment of Landlord's then established charges therefor which shall constitute additional rent hereunder.
Freight Elevator Service. Landlord shall, consistent with its obligations to other tenants of the Building, cause one (1) passenger elevator to be "padded" and otherwise prepared and ready for freight service and shall make the same reasonably available to Tenant in connection with initial decorating, furnishing and moving into the Premises.

If the Tenant requires freight elevator service at any other time, it shall give 24 hours notice to the Landlord and the Landlord shall provide such service at the prevailing rates then being charged by the Landlord for the provision of overtime freight elevator service in its other buildings.

All usage during Overtime Periods shall be for a minimum of four (4) consecutive hours, unless the same shall be directly contiguous to Freight Elevator Hours. Subject to applicable laws and any requirements of the labor unions serving the Building, Owner shall not be required to furnish any such services during any Overtime Periods unless Owner has received 48 hours advance notice from Tenant requesting such services. If Tenant fails to give Owner such advance notice, then Owner shall have no obligation to furnish or distribute any such services during such Overtime Periods. The current Building standard charge for freight elevator service during Overtime Periods is $100.00 per hour. Owner reserves the right from time to time to reasonably increase the aforesaid charge upon notice to Tenant. Notwithstanding the foregoing, Owner hereby waives up to fifty (50) hours of freight elevator charges during Overtime Periods for use in connection with (x) the performance of the initial Alterations and (y) Tenant’s initial move into the Demised Premises, in each case subject to scheduling in accordance with the terms and conditions of this Paragraph 29(A)(ii).
