General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Areas or the Property which does or could (i) jeopardize the structural integrity of the Building or (ii) cause damage to any part of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload Of impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or by servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Except as set forth in Paragraph 2.1 hereof, Tenant shall not install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floor, ceiling, walls or roof of the Leased Premises. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the

General Limitations On Use. Tenant shall not use the Premises for the display, sale, lease, or use of any erotic, salacious, or sexually oriented material of any sort as reasonably determined by Landlord. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Areas Common Areas, or the Property Project, including but not limited to interference due to the use of wireless or other telecommunication devices which does or could (i) interfere with the rights of or annoy, other tenants, their invitees, or occupants of the Building or the Project, (ii) jeopardize the structural integrity of the Building or any Building or structure in the Project, or (iiiii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not place any explosive, flammable flammable, or harmful fluids or other waste materials in the drainage systems of the Leased Building or the Project. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the Project. Tenant shall not use any area located outside the Premises for the storage or display (including but not limited to, any temporary storage, or display at any time) or sale of its materials, supplies, inventory, or equipment, and all such materials, supplies, inventory, and equipment shall at all times be stored within the Premises. All noise generated by Tenant’s use of the Premises, theincluding, without limitation, music systems, and intercom systems, shall be confined or muffled so that it does not interfere with the businesses of or annoy other tenants or their invitees of the Building or the Project. Tenant shall not allow any waste materials to remain within the Premises or in the Common Areas except in (not near or adjacent to) trash containers provided within the Project for that purpose. Tenant shall keep the Premises in neat, clean, attractive, and orderly condition, free of any objectionable noises, odors, dust, or nuisances that may disturb the quiet enjoyment of other tenants or occupants of the Building or the Project. Tenant shall not commit nor permit to be committed any waste or any nuisance in or about the Premises, the Common Areas, or the Project. Notwithstanding anything to the contrary, if ▇▇▇▇▇▇ uses the Premises or Project for storage in violation of this Section 4.2, then Landlord shall, after giving Tenant ten (10) days written notice, have the right, but not the obligation, to remove and discard such stored materials, supplies, inventory and equipment at Tenant’s cost and Landlord shall have no liability to Tenant for such removal or discarding.

Except as set forth in Paragraph 2.1 hereof, Tenant shall not install any equipment equipment, antennas, or antennas signage on or make any penetrations of the exterior walls or roof of the BuildingBuilding except as permitted pursuant to Section 4.6 and Article 21. Tenant shall not affix any equipment to or make any penetrations or cuts in the floor, ceiling, ceiling or walls or roof of the Leased Premises, except as may otherwise be expressly permitted in this Lease. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials including Hazardous Materials in the drainage systems of the Leased Premises, thethe Building, the Outside Areas or the Project. Tenant shall not drain or discharge any Hazardous Materials in the landscaped areas or across the paved areas of the Project. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment.
