The Landlord shall maintain and repair the grounds forming part of the HCC to standards acceptable to the Landlord, including; • pruning and removal of trees and shrubs, except that no live tree or shrub shall be removed by the Tenant without the prior approval of the Landlord, • cutting the grass, watering the landscaping, and • pickup and disposal or leaves, waste and other debris
