HVAC Service. Tenant shall, at Tenant's own cost and expense, enter into a regularly scheduled preventative maintenance and service contract for all refrigeration, heating, ventilating, and air conditioning systems and equipment within the Demised Premises during the Lease Term. If Tenant fails to enter into such a service contract acceptable to Landlord, Landlord may do so on Tenant's behalf and Tenant agrees to pay Landlord the cost and expense thereof, plus a reasonable service charge, regularly upon demand.

HVAC Service. 4.4.1. Landlord, during Business Hours, shall furnish heat, ventilation and air conditioning (“HVAC”) to the Premises as may be reasonably required (except as otherwise provided in this Lease and except for any special requirements of Tenant arising from its particular use of the Premises, including but not limited to portions of the Premises utilized for laboratory use) for reasonably comfortable occupancy of the Premises.
4.4.2. If Tenant shall require HVAC services at any time other than during Business Hours (herein called “Overtime HVAC Service”), Landlord shall furnish such HVAC Overtime Service, subject to receiving advance notice from Tenant as follows: (a) as to any Business Day upon which Tenant requires such overtime service prior to 8:00 a.m., upon being notified by Tenant no later than 2:00 p.m. on the Business Day immediately preceding such date; (b) as to any Business Day upon which Tenant requires such overtime service after 6:00 p.m., upon being notified by Tenant no later than 2:00 p.m. on such date; and (c) as to any day which is not a Business Day upon which Tenant requires such overtime service, upon being notified by Tenant no later than 4:00 p.m. on the Business Day immediately preceding such date. Tenant, in respect of such Overtime HVAC Service, shall pay to Landlord, within thirty (30) days after demand therefor, an amount equal to the Hourly Rate (as hereinafter defined) per hour of Overtime HVAC Service; it being agreed that (x) should Tenant request Overtime HVAC Service after Business Hours on a Business Day, Landlord shall have the right to commence furnishing such service immediately following the expiration of Business Hours, and (y) should Tenant request Overtime HVAC Service prior to Business Hours on a Business Day, Landlord shall have the right to continue furnishing such service until the commencement of Business Hours; and, in either case, Tenant shall be required to pay Landlord as herein provided whether or not Tenant utilizes such service during all hours that Landlord is furnishing same pursuant to Tenant’s request. As of the date hereof, the “Hourly Rate” for each hour or fraction thereof shall be seventy-five dollars ($75.00) per hour per HVAC unit serving the Premises or any portion thereof; provided, however, that, from and after the date hereof, Landlord shall have the right to increase the Hourly Rate, but only in approximate proportion to increases in Landlord’s costs of providing such Overtime HVAC Service...
HVAC Service. The provisioning of HVAC will depend on the specific situation of each building.
HVAC Service. The text of Article 36 of the Lease is hereby deleted and substituted therefor is the following:
A. Landlord, at its sole cost, shall operate the Building's boilers and chillers to supply hot and chilled water sufficient to operate Tenant's air-conditioning, heating and ventilating systems ("TENANT'S HVAC SYSTEM") and Landlord's heating, ventilating and cooling systems serving the common areas of the Building Monday through Friday from 8:00 a.m. to 6:00 p.m. ("BUSINESS HOURS"). Landlord, at its expense, may install submeters or energy measuring devices (on the two chillers, the boilers, and on the hot and chilled water supply lines that serve Tenant's HVAC System) to measure the energy supplied to the Tenant's HVAC System. Landlord, at its expense, shall also operate the boilers and chillers to supply hot and chilled water to Tenant's HVAC System and other systems serving the said common areas outside Business Hours. Landlord's responsibility as to costs of operating the boilers and chillers outside of Business Hours shall be without regard to the requirement to supply Tenant's after-hours HVAC requirements and only to the extent required to maintain temperatures within the Building at off-hours setback points normal for an office building.
B. If required for Tenant's laboratory requirements, Landlord shall operate the boilers and chillers 24 hours a day, 365 days a year to provide heated and chilled water to Tenant's HVAC System. Tenant shall reimburse Landlord as Additional Rent due hereunder for its share of the costs of energy to supply chilled or hot water outside of Business Hours over and above the costs for which Landlord is responsible absent a laboratory requirement pursuant to the last sentence of Section 36A hereof. Tenant's share of the costs of such after-Business Hours operation of the boilers and chillers shall be apportioned daily among those tenants using such services for HVAC outside of Business Hours on the basis of the floor areas of such tenants, after accounting for the basic off-hours needs of the Building to be attributed to the Landlord as set forth in the last sentence of Section 36A hereof. Alternatively, if Landlord installs an energy measuring system to track directly the energy supplied by the chillers and boilers to each of the tenants in the Building requiring hot and cold water outside of Business Hours, over and above the after-hours costs for which Landlord is responsible pursuant to Section 36A hereof, the cost of the ...
HVAC Service. Subject to availability, and provided that Subtenant is not in default hereunder, additional heating, ventilating and air conditioning (“HVAC”) service during the hours of 8 p.m. through 3 a.m., Monday through Friday, and the hours of 3 p.m. through 3 a.m. on Saturday and Sunday may be made available to Subtenant from time to time during the First Phase Period. Any such requests by Subtenant for additional HVAC service shall be made by Subtenant to Sublessor or its manager at least forty-eight (48) hours before Subtenant’s intended usage of such service. During the First Phase Period, the additional HVAC service shall be charged to Subtenant based on its proportionate usage at the rate of $35.00 per hour, and shall be paid to Sublessor as Additional Rent within thirty (30) days after receipt of Sublessor’s invoice therefor.
HVAC Service. Landlord shall provide reasonable HVAC services to the Premises during such hours and at such times as Tenant may require from time to time.
HVAC Service. In Section 9.02, the reference to “during weekdays at other than Normal Business Hours, on Saturdays, Sundays, and Holidays” with “other than Normal Business Hours”.
HVAC Service. Landlord shall provide, or cause to be provided, subject to Paragraph 9(g) below, reasonable HVAC services to the Premises during such hours and at such times as Tenant may require from time to time (and if desired by Tenant, 24 hours per day, 7 days per week, 365 days per year, subject to the provisions of Paragraphs 9(g), 15 and 16 below).
HVAC Service. The HVAC System serving the Premises shall have the capability to provide a thermal environment to satisfy the following conditions: Cooling Season: Maintain room conditions of 76 F. dry bulb and 55% relative humidity when the coincident outside conditions do not exceed 91 F. dry bulb and 73 F. wet bulb. Heating Season: Maintain room conditions of 72 F. dry bulb when the outside air temperature is not less than 9 F. dry bulb. The above conditions shall be maintained, based on the following:
