INJURIES AND PROPERTY DAMAGE. Tenant agrees to indemnify, hold harmless and defend Landlord from any and all claims of any kind or nature arising from Tenant's use of the demised premises during the ten-n hereof, except for such claims that may arise by virtue of the acts of Landlord, its agents or contractors, and Tenant hereby waives all claims against Landlord for damages to goods, wares or merchandise or for injury to persons in and upon the premises from any cause whatsoever, except such as might result from the negligence of Landlord to perform its obligations hereunder within a reasonable time after notice in writing by Tenant requiring such performance by Landlord.
