The effect of the watering program shall be checked weekly by the Contractor, ensuring plants are trimmed so as to allow each sprinkler nozzle to function in a fully unobstructed manner. The Contractor is to conduct monthly irrigation checks of all controllers and report any repairs or concerns to the Supervisor prior to any work being done. Any repair or replacement is to be considered an extra and may not be done without prior approval. All non-calsense irrigation controllers shall be turned off during periods of rain by the Contractor and turned on and reprogrammed at the completion of each rainy period at the discretion of the Supervisor. All non-calsense irrigation controllers are to be programmed by Contractor in accordance with schedule set by the Supervisor. Contractor is responsible for furnishing and installing new batteries in battery operated controllers by the end of March each year and also for the correct disposal of old batteries. The Contractor is to make any programming changes requested by the Supervisor to any non-calsense controller. Changes to non-calsense controllers programs may only be made with the Supervisor’s authorization. The City will schedule, program, make program changes and monitor on/off situations due to rain for all calsense irrigation controllers. The City shall pay the costs for water and power.

Failure of the system to provide full and proper coverage shall not relieve the Contractor of the responsibility to provide adequate coverage. Any plant material adversely impacted because of irrigation failures maintained by the Supervisor contractor shall be promptly replaced with same plant material at no cost to any non-calsense controllerthe City. Changes to non-calsense controllers programs may only A qualified person shall be made completely responsible for operating the irrigation systems, with the Supervisor’s authorizationduties of adjusting controllers, observing the effectiveness of the irrigation system, and making minor adjustments to the system to maintain adequate growth and appearance with minimal runoff. The Irrigation programs shall comply with the State of California Model Water Efficient Landscape Ordinance. City staff shall reserve the right to request modifications to the irrigation schedule to accommodate City requirements and/or events. Requests will schedulebe submitted at least 48 hours prior to the contractor either orally or in written format. All requests shall be carried out in a timely manner. A chart shall be maintained to record current irrigation programs, programincluding day, make time, and length of watering for each station and program changes and monitor on/off situations due to rain for all calsense irrigation controllers. Irrigation. Irrigation shall be applied to container and salvaged plants in accordance with instructions from the Project Biologist. Irrigation delivery techniques and schedules will vary depending on the availability of a sprinkler irrigation system and weather patterns. Failure of an existing irrigation system to provide full and proper irrigation shall not relieve Contractor of the responsibility to provide adequate irrigation with full and proper coverage of all areas subject to this LTMMA.
1. In areas where an automatic sprinkler system is installed, Contractor shall periodically inspect the operation of the system for any malfunction. The maximum interval between inspections shall not exceed 7 Calendar Days. The Contractor shall maintain all sprinkler systems in such a way as to guarantee proper coverage and full working capability, and shall make whatever adjustments may be necessary to prevent excessive run-off into streets, rights-of-way, or other areas not meant to be irrigated. The cost of wasted water may be charged to Contractor.
2. All areas not adequately covered by a sprinkler system shall be irrigated by a portable irrigation method in accordance with instructions from the Project Biologist. The Contractor shall furnish all hoses, nozzles, sprinklers, etc. necessary to accomplish this supplementary irrigation. The Contractor shall exercise due diligence to prevent water waste, erosion, and detrimental seepage into existing underground improvements and to existing structures.
3. Irrigation shall be accomplished as follows:
a) Turf (if any) shall be irrigated Monday through Friday, as required, to maintain acceptable growth, viability and health, and to encourage deep rooting, in accordance with instructions from the Project Biologist. Additional irrigation shall be performed in the event of unusually hot/dry weather conditions (as are present during Santa ▇▇▇ conditions, or other times of low humidity or high winds, or during a prolonged high temperature period during summer months).
b) Landscaped improved banks and slopes (if any) shall be irrigated Monday through Friday as required to maintain proper plant growth in all areas. This shall include manual watering by use of hose bibsacceptable growth, quick couplersviability and health, ▇▇▇▇▇▇▇ lines and/or drip systems in addition toand to encourage deep rooting, in conjunction with, or in accordance with instructions from the absence of automatic irrigation systems. Shrub areas shall be irrigated at times of the day or night to ensure the health of all plants, such that the inconvenience to people using the area will be kept a rate which keeps surface runoff to a minimum. The Contractor shall monitor and adjust watering times as needed to ensure that no overwatering occurs and runoff is minimized. The Contractor shall observe the irrigation system in operation to identify and correct water runoff or standing water problems. Irrigation is to make be coordinated with other maintenance activities including mowing. For example irrigation should not be set to turn on the night before a scheduled mowing, but instead should follow it. The Contractor shall check the entire irrigation system including each zone for items such as dry spots and missing or malfunctioning irrigation components. Check for leaking valves, water running across sidewalks, over spray, water standing in puddles, or any programming changes requested other condition which hampers the correct operation of the system or the public safety. The contractor shall carefully observe plant materials for signs of wilting, indicating a lack of water. Plants which die due to irrigation failure will be considered to have died due to the Contractor's negligence and shall be replaced at the Contractor's expense. The Contractor must be able to repair and maintain all irrigation equipment including but not limited to valves, controllers, pipelines, low voltage electrical lines, etc., in a timely manner. Repair costs for repairs not deemed minor shall be approved by the Supervisor to any non-calsense controllerCity representative. Changes to non-calsense controllers programs may only be made with All repairs over $250.00 require approval from the Supervisor’s authorizationCity representative before physical work can begin. The City representative must be contacted immediately for actions resulting from an emergency that could result in severe damage. Regardless of the cause of the damage or whether repairs are considered minor, the Contractor shall take immediate action to prevent further damage by shutting off the damaged part of the irrigation system until repairs are completed. All malfunctioning equipment shall be repaired prior to the next scheduled irrigation. The following minor repairs will schedulebe made at the Contractor’s expense: Damaged or clogged sprinkler nozzles. Adjustment of sprinkler patterns or arcs for efficient and complete watering coverage. Adjustment of sprinkler position, programie. Raise, make program changes lower, or straighten sprinkler head. Replacement of clogged, broken, or missing drip emitters. Replacement or repositioning of drip distribution tubing smaller than ½ inch or 15 mm diameter. Twice a year, at a minimum, the Contractor shall: Ensure all flush valve/cap locations are visible Ensure valve boxes are visible and monitor on/can be opened Inspect valves, filters and pressure regulators for damage or leaks; check wire splices Clean valve boxes of dirt and debris Flush filters: a hose can be attached to the flush cap to keep water out of the valve box Inspect and clean filters; replace damaged or torn filters Flush laterals Ensure plants have adequate numbers of drip emitters for their size Test backflow preventers Winterization will be performed to ensure system will not operate in cold weather and to help alleviate damage to system by freezing. The winterization includes shutting off situations due to rain for water main, turning off clocks and/or power if applicable, opening all calsense irrigation controllersvalves and down draining the system. The City shall pay representative will be notified within a week of completed winterization. Spring turn-ons will be performed to determine any problems and make the costs for water system operational. Any repairs needed will be brought to the attention of the City representative and powerperformed upon approval. All reporting on irrigation, routine, minor or otherwise, will be sent to the City representative in writing.
