Common use of Keys and Locks Clause in Contracts

Keys and Locks. Tenant currently possesses keys and/or access cards, as applicable, for each lockset on doors entering the Leased Premises from public areas for use by its current employees maintaining offices in the Leased Premises. Additional keys and/or access cards, including keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or access cards will be furnished by Landlord upon an order signed by Tenant and at Tenant’s sole cost and expense. Tenant shall be permitted to install additional locks or other access control devices in the Leased Premises provided Tenant furnishes Landlord with a duplicate set of keys or a master key and/or access cards to all such locks other than those locks securing Security Areas. Upon termination of this Lease, Tenant shall surrender to Landlord all keys and/or access cards to any locks on doors entering or within the Leased Premises, and shall provide Landlord with the combination of all locks for safes, safe cabinets and vault doors, if any, within the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.

Keys and Locks. Pursuant to the terms of the Old Lease, Landlord has previously furnished Tenant currently possesses with keys and/or access cards, as applicable, for each lockset on the Building standard corridor doors entering serving the Leased Premises from public areas for use by as well as keys or security cards to permit Tenant and its current employees maintaining offices in access to the Leased PremisesProject. Additional After the date hereof, additional keys and/or access cards, including keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or access security cards will be furnished by Landlord upon an order signed by Tenant and at Tenant’s 's expense. In the event that Landlord changes the keys or security devices with regard to access to the Project (as opposed to the Leased Premises), Landlord will furnish without cost to Tenant one access device (e.g., key, security card) for each of Tenant's employees. Thereafter, additional keys and/or security cards will be furnished by Landlord upon an order signed by Tenant and at Tenant's expense. All keys and security cards furnished to Tenant by Landlord shall remain the property of Landlord. Subject to Section 3.3 and the following sentence, no additional locks shall be allowed on any door of the Leased Premises and Tenant shall not make or permit to be made any duplicate keys except those furnished by Landlord. Notwithstanding the foregoing, Tenant, at Tenant's sole cost and expense. Tenant , shall be permitted have the right to install change or replace any locks within the Leased Premises or place additional locks or other access control devices in within the Leased Premises provided Tenant furnishes Landlord with a duplicate set of keys or a master key and/or access cards to all such locks other than those locks securing Security Areasconform to the Building key system and Landlord is provided keys therefor. Upon termination of this Lease, Tenant shall surrender to Landlord all keys and/or access cards to any locks on doors entering or within the Leased Premises, Premises and shall provide give to Landlord with the combination of for all locks for safes, safe cabinets and vault doors, if any, within in the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.

Keys and Locks. Landlord shall furnish Tenant currently possesses with 25 sets of keys and/or access cards, as applicable, for each lockset on the Office Building corridor doors entering the Leased Premises from public areas and 450 sets of access cards for use by the Office Building or, alternatively, at Tenant’s election and at Tenant’s sole cost and expense, allow Tenant to tie its current employees maintaining offices in security access cards into Landlord’s security system for the Leased PremisesOffice Building using Landlord’s designated security contractor or vendor, provided that such contractor or vendor charges market rates and is an independent third-party and provided further that Landlord reasonably determines that Tenant’s security access cards are compatible with Landlord’s security system for the Office Building. Additional keys and/or access cards, including keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or access cards will be furnished by Landlord upon an order signed by Tenant and at Tenant’s sole cost expense, which expense shall be Four and expense. No/ 100 Dollars ($4.00) per additional key and Ten and No/ 100 Dollars ($10.00) per additional access card; it being agreed, however, that in the event Landlord modifies or replaces the existing key and/or access card system, Landlord shall replace Tenant’s existing key and/or access cards, as applicable, if Landlord so modifies or replaces such system and thereafter Tenant shall be permitted to install pay the greater of (i) the applicable charge set forth in this sentence and (ii) the actual cost of such applicable key or access card plus five percent (5%) for any additional keys and/or access cards. All such keys and access cards shall remain the property of Landlord. No additional locks or other access control devices in shall be allowed on any door of the Leased Premises provided without Landlord’s prior written permission, and Tenant furnishes Landlord with a shall not make or permit to be made any duplicate set of keys or a master key and/or access cards to all such locks other than keys, except those locks securing Security Areasfurnished by Landlord. Upon expiration or termination of this Lease, Tenant shall surrender to Landlord all keys and/or access cards to any locks on doors entering or within the Leased PremisesPremises and all access cards to the Building, and Tenant shall provide thereupon also give to Landlord with the explanation of the combination of all locks for safes, safe cabinets cabinets, and vault doors, if any, within in the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.

Keys and Locks. (a) Prior to the Substantial Completion Date, Landlord shall furnish Tenant currently possesses with keys and/or access cards, as applicable, for each lockset on doors entering installed by Landlord as a part of the Leased Premises from public areas Base Building Improvements in an amount reasonably requested by Tenant for use by its then current employees maintaining offices in the Leased Premises. Additional keys and/or access cardscards for such locksets, including without limitation keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or access cards cards, will be promptly furnished by Landlord upon an order signed by Tenant and payment to Landlord of a fee in the amount of $10.00 for each such additional key or access card furnished. (b) Tenant shall have the right at its sole cost and expense to install and operate such additional access control systems as it shall determine for the purpose of limiting access to the Premises provided such systems are located solely within the Premises, comply with Legal Requirements, do not unreasonably interfere with Landlord’s right of entry pursuant to Section 16 hereof or otherwise interfere with Landlord’s obligations to perform under this Lease, and Landlord is furnished with a key, access card or other equipment to access the Premises, and provided, further, that any such system shall be deemed an Alteration and shall be subject to the terms of this Lease regarding Alterations. Landlord shall be relieved of all obligations under this Lease which it cannot perform with respect to areas as to which it should have been (pursuant to the provisions of this Lease), but was not, provided a key and/or access card (and Tenant shall maintain and repair all of such areas at Tenant’s sole cost and expense). Tenant shall be permitted In addition, with respect to install additional locks or other access control devices in the Leased Premises any areas for which Landlord should have been, but was not, provided Tenant furnishes Landlord with a duplicate set of keys or a master key and/or access cards card, Landlord may, in an emergency situation where in Landlord’s good faith judgment immediate entry is required to all prevent or minimize personal injury, death or property damage, use force to gain entry into such locks other than those locks securing Security Areas. Upon termination of this Lease, Tenant areas and the cost to repair any damage caused by such forced entry shall surrender to Landlord all keys and/or access cards to any locks on doors entering or within the Leased Premises, and shall provide Landlord with the combination of all locks for safes, safe cabinets and vault doors, if any, within the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served be borne by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systemsTenant.

Keys and Locks. Landlord shall furnish Tenant currently possesses with twenty (20) keys and/or access cards, as applicable, for each lockset on doors entering the Leased Premises from public areas for use by its current employees maintaining offices in Building Standard corridor door serving the Leased Premises. In addition, should Tenant choose to install additional security access equipment for entry to the Leased Premises, Landlord shall program and provide to Tenant security cards (the "Security Cards") to permit Tenant and its employees access through any corridor door to the Leased Premises. Such security cards shall grant access to the Building, the Leased Premises and the Garage only in a manner consistent with, and to those individuals listed on, an access card request form to be supplied by Landlord to Tenant (the "Access Card Request Form"). Tenant may limit the access of individual recipients of the Security Cards by requesting such on the Access Card Request Form. Additional keys and/or access cardsor security cards (collectively, including keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or access cards will the "Access Equipment") shall be furnished by Landlord upon an order signed by Tenant and at Tenant’s 's written request, at a charge by Landlord equal to Ten Dollars and no/100 ($10.00) for each key or card. All Access Equipment furnished to Tenant by Landlord shall remain the property of Landlord. Subject to the following sentence, no additional locks shall be allowed on any door of the Leased Premises and Tenant shall not make or permit to be made any duplicate Access Equipment, except those furnished by Landlord. Notwithstanding the foregoing, Tenant, at its sole cost and expense. Tenant , shall be permitted have the right to install change or replace any locks within the Leased Premises (and any corresponding keys) or place additional locks or other access control devices in within the Leased Premises provided Tenant furnishes Landlord with a duplicate set of keys or a master key and/or access cards to all such locks other than those locks securing Security Areasconform to the Building key system and Landlord is provided keys therefor. Upon termination of this Lease, Tenant shall surrender to Landlord all Access Equipment to the Leased Premises, including, without limitation, the keys and/or access cards to any locks on doors entering or within the Leased Premises, and Tenant shall provide give to Landlord with the combination of combination(s) for all locks for safes, safe cabinets and vault doors, if any, within in the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.

Keys and Locks. At Tenant's request made on or before the Commencement Date, Landlord shall furnish Tenant currently possesses with keys and/or access cards, as applicable, for each Building Standard lockset on code required doors entering the Leased Premises from public lobby areas in an amount reasonably requested by Tenant for use by its then current employees maintaining offices in the Leased Premises (the cost of which shall be a part of the Project Costs), but in no event in excess of five (5) keys and/or access cards per one thousand (1,000) square feet of Net Rentable Area in the Initial Leased Premises. Additional keys and/or access cardscards for each Building Standard lockset on code required doors entering the Leased Premises from public lobby areas, including without limitation keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or access cards cards, will be promptly furnished by Landlord upon an order signed by Tenant and at Tenant’s sole 's expense (at a cost and expensereasonably approximating Landlord's cost therefor). All such keys and/or access cards shall remain the property of Landlord. Tenant shall be permitted to install additional locks or other access control devices in the Leased Premises provided Tenant furnishes Landlord with a duplicate set of keys or a master key and/or access cards to all such locks other than those locks securing Security AreasAreas (defined in Section 4.2 hereof). Landlord shall be relieved of all obligations under this Lease it cannot perform with respect to Security Areas and to which areas it should have been, but was not, provided a key and/or access card. In addition, with respect to Security Areas and any areas for which Landlord should have been, but was not, provided a key and/or access card, Landlord may, in an emergency situation where in Landlord's good faith judgment immediate entry is required to prevent or minimize personal injury, death or property damage, use force to gain entry into such areas, and Landlord shall not be liable to Tenant for damage resulting from such use of force. Upon termination of this Lease, Tenant shall surrender to Landlord all keys and/or access cards to any locks on doors entering or within the Leased Premises, and shall provide Landlord with the combination of all locks for safes, safe cabinets and vault doors, if any, within remaining on the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.

Upon termination of this Lease, Tenant shall surrender to Landlord all keys and/or access cards to any locks on doors entering or within the Leased Premises, and shall provide Landlord with the combination of all locks for safes, safe cabinets and vault doors, if any, within the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property Project and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.

Keys and Locks. Landlord, at Landlord's expense, shall initially furnish Tenant currently possesses with keys and/or access cards, as applicable, for each lockset on the Building standard corridor doors entering (if any) serving the Leased Premises from public areas for use by as well as security access cards to permit Tenant and its current employees maintaining offices access to the Project in an amount equal to one (1) key and one (1) security access card per employee of Tenant employed in the Leased Premises. Additional keys and/or access cards, including keys and/or access cards for new employees of Tenant and replacement keys and/or access cards for lost or damaged keys and/or security access cards will be furnished by Landlord upon an order signed by Tenant and at Tenant’s 's expense. All keys and security access cards furnished by Tenant by Landlord shall remain the property of Landlord. Tenant shall not make or permit to be made any duplicate keys except those furnished by Landlord. No additional locks or access control device shall be allowed on any door of the Leased Premises except as otherwise set forth in this Lease. At Tenant's request and at Tenant's sole cost and expense, Landlord shall install "Controlled Access Areas" within the Leased Premises and shall install security access devices at the entrances to the Leased Premises all to be maintained at Tenant's sole cost and expense and to be in accordance with any and all applicable Building Rules and Regulations. At no time shall Tenant shall be permitted to install additional locks on any doors of the Premises or other access control devices in the Leased Premises provided Tenant furnishes Landlord with a duplicate set of keys or a master key and/or access cards to all such locks other than those locks securing Security AreasBuilding. Upon the termination of this Lease, Tenant shall surrender to Landlord all keys and/or and access cards to any locks on doors entering or within the Leased Premises, Premises and shall provide give to Landlord with the combination of for all locks for safes, safe cabinets and vault doors, if any, within in the Leased Premises; provided that if Tenant terminates this Lease with respect to less than all of the Leased Premises at a Property and, at the time of such termination, the Leased Premises was served by an access control or other security system installed by Tenant in lieu of or in addition to the access control or security systems serving the Building generally, Tenant shall have no obligation to cause the terminated portion of the Leased Premises to continue to be served by any such supplemental access control or security systems.
