LANDLORD'S RIGHTS UPON EVENT OF DEFAULT. Upon the occurrence of any Event of Default, the Landlord may (a) re-enter and repossess the Premises and any and all improvements thereon and additions thereto; (b) declare the entire balance of the Rent for the remainder of the Term to be due and payable, and collect such balance if any manner not inconsistent with applicable law; (c) relet any or all of the Premises for the Tenant's account for any or all of the remainder of the Term as hereinabove defined, or for a period exceeding such remainder, in which event the Tenant shall pay to the Landlord any deficiency in the Base rent and any additional rent resulting, with respect to such remainder, from such reletting, as well as the cost to the Landlord of any attorney's fees or of any repairs or other action (including those taken in exercising the Landlord's rights under any provision of this Lease) taken by the Landlord on account of such Event of Default; and/or (d) pursue any combination of such remedies and/or any other remedy available to the Landlord on account of such Event of Default under applicable law.

LANDLORD'S RIGHTS UPON EVENT OF DEFAULT. Upon the occurrence of any Event of Default, the Landlord may
(a) 8.3.1. re-enter and repossess the Premises and any and all improvements thereon and additions thereto;
(b) 8.3.2. declare the entire balance of the Rent for the remainder of the Term to be due and payable, and thereupon all rents and other charges due hereunder to the end of the initial term or any renewal term, if applicable, shall be accelerated, and Landlord may collect such balance if in any manner not inconsistent with applicable law;
(c) 8.3.3. relet any or all of the Premises for the Tenant's account for any or all of the remainder of the Term as hereinabove defined, or for a period exceeding such remainder, in which event the Tenant shall pay to the Landlord any deficiency in the Base rent Rent and any additional rent Additional Rent resulting, with respect to such remainder, from such reletting, as well as the cost to the Landlord of any attorney's fees or of any repairs or other action (including those taken in exercising the Landlord's rights under any provision of this Lease) taken by the Landlord on account of such Event of Default; and/or
(d) 8.3.4. pursue any combination of such remedies and/or any other remedy available to the Landlord on account of such Event of Default under applicable law.
