Main Terms and Definitions. 1.1 The Summary Sheet forms part of this Agreement. The words and expressions on the Summary Sheet or set out below have the specific meanings set out against them. 1.2 We will let the Property to you together with any rights set out in the Summary Sheet at the Rent from and including the Tenancy Start Date to and including the Tenancy End Date (referred to as the "Term"). 1.3 The Property includes (unless stated otherwise): Arch - the airspace within the individual Arch together with the end enclosures of any Arch(es), the floor/floor slabs, any cladding, false ceilings or linings within the Arch(es) and all services within the Property but outside the airspace of the Arch(es) and all tenant's fixtures within the Arch(es) but excludes the structure of the viaduct. 1.4 The Property and the rights granted exclude anything excluded from the premises demised by and the rights under the Superior Lease. 1.5 The Landlord" includes the person or company who at any time has the right to receive rent under this Agreement. 'We' 'our' and 'us' refer to the Landlord. 1.6 The Tenant" includes the person or company who at any time is given the right by this Agreement to possess the Property. 'You' 'your' and 'yours' refer to the Tenant.
