Maintenance of Improvements; Removal of Personal Property. Subject to SECTIONS 6.2 AND 6.3, Seller shall maintain all Improvements substantially in their present condition (ordinary wear and tear and casualty excepted) and in a manner consistent with Seller's maintenance of the Improvements during Seller's period of ownership.
