Notices; Certificates and Policies. The Borrower shall promptly provide to the Lender copies of any and all notices (including notice of non-renewal), claims and demands which the Borrower receives from insurers of the Mortgaged Property. At least ten (10) days prior to the expiration of any insurance policy required hereunder, the Borrower shall deliver to the Lender certificates and evidence of insurance relating to all renewals and replacements thereof, together with evidence, satisfactory to the Lender, of payment of the premiums thereon. The Borrower shall deliver to the Lender original counterparts or copies certified by the insurance company to be true and complete copies, of all insurance policies required hereunder not later than the earlier to occur of (A) thirty (30) days after the effective date of each such policy and (B) ten (10) days after receipt thereof by the Borrower.
