Obligation to obtain permissions. If and whenever the Premises or any part of them are damaged or destroyed by one or more of the Insured Risks or the Adjoining Conduits, the Accessway or the Car Park are damaged or destroyed so that the Premises or any part of them are unfit for occupation or use, and payment of the insurance money is not wholly or partly refused because of any act or default of the Landlord or anyone at the Premises ex- pressly or by implication with its authority and under its control, the Tenant must use best endeavours to obtain the planning permissions and other permits and con- sents ('permissions') that are required under the Planning Acts or otherwise to ena- ble it to rebuild and reinstate the Premises.
