Operating Costs and Taxes. The tenant shall pay its proportionate share of any and all Operating Costs and Taxes. The Tenant acknowledge and agrees that it may be responsible for arranging for itself the provision of all utilities and services, to or for the premises, and that the landlord shall have no liability for the provision, or cost, of such items.
