Common use of Option to Perform Clause in Contracts

Option to Perform. Landlord may, without prejudice to any other remedies available to Landlord, perform or arrange for performance of any obligations that Tenant did not perform or satisfy under this Lease. Tenant agrees to reimburse Landlord on demand for any reasonable expense that Landlord incurs in such matters. Landlord will not be liable for any damages resulting to Tenant from such action, whether caused by the negligence of Landlord or otherwise.
