Common use of Ownership and Removal of Alterations Clause in Contracts

Ownership and Removal of Alterations. Except as provided in Section 15.2 or otherwise all improvements and alterations performed on the Premises by either Landlord or Tenant shall be the property of Landlord when installed. Improvements and alterations installed by Tenant shall, at Landlord's option, be removed by Tenant and the premises restored, provided, however, that Tenant need not remove the structural alterations related agreed to by Landlord unless Landlord specifically conditions its approval of the alteration upon its removal at the end of the lease term. Landlord agrees that the roof height need to be restored at surrender of the premises.
