Ownership and Removal. (a) Upon installation, all Leasehold Improvements and Alterations shall become the property of the Landlord free and clear of any liens or encumbrances, but the Landlord shall not have any responsibility in respect of the maintenance, repair or replacement thereof, except as expressly provided herein. (b) The Tenant may, at its sole option, but without any requirement to do so, replace, alter or remove any of the Tenant’s Trade Fixtures from the Demised Premises during the Term or at the expiry or earlier termination of the Term. (c) At the expiry or earlier termination of the Term, the Tenant shall, to the extent required by the Landlord, subject to Section 6.1(e), surrender the Building in compliance with the Building Standard.
