Common use of Ownership of Improvements and Fixtures Clause in Contracts

Ownership of Improvements and Fixtures. The Lessor and the Lessee agree that any improvements made by the Lessee to the Leased Premises that are permanent in nature and affixed to the Lease Premises (“Improvements”) shall remain the absolute property of the Lessor, unless agreed otherwise in writing by the Lessor at its sole discretion. Any fixtures on the Leased Premises shall remain in the ownership of the Lessor.
