Partial Destruction of Premises. In the event of a partial or total destruction or damage of the leased premises which causes a business interference by preventing the conduct of a normal business operation and which is repairable within 60 days after its occurrences, this lease shall not terminate but the rent for the premises shall ▇▇▇▇▇ during the time of such business interference. In the event of a partial destruction, Landlord shall repair such damages within 60 days of its occurrence unless prevented from doing so by acts of God, government regulations, or other causes beyond Landlord’s reasonable control.
